Karen is the ultimate designer for first time renovators ( like me ) to seasoned home improvers. Her knowledge encompasses every phase and facet of building. My ideas were free flowing and a bit disjointed but not discouraged by Karen and honed to the plan that would work best for me. Changes along the way were no problem and stress levels were kept low through the whole experience. My kitchen is custom designed with nontoxic green materials used in all phases of the remodeling. I also needed to adapt to physical challenges in my life now and plan for 10 to 20 years down the road. All was accomplished and the final results are a kitchen that is warm and inviting and able to truly be the heart of the home. I was introduced to local craftsmen who worked with us to accommodate my specific needs with enthusiasm and creativity. Thank you, Karen!

As with our previous new first floor bathroom addition, Karen always listened carefully to our stated needs and tempered them with up-to-date knowledge of what an “aging in place” couple would require in a remodeled kitchen and what was truly possible with the space constraints. On-going top-notch communication and suggestions to consider via the internet were a top priority for her. When an unexpected problem with the second floor bathroom, located over the first floor kitchen, occurred suddenly, she was in our home in a short time to figure out how best to solve the situation with the contractor. Also, when fumes from the installation of the quartz countertop and the hardwood floor staining caused us to leave the house for extended periods, Karen was able to coordinate happenings and even placed our order of food delivery items in our refrigerator. The outstanding, over-the-top results are maximum, easy-to-access storage; durable, attractive cupboards, fixtures, tile, and countertops; as well as state-of-the-art, reliable appliances in a very, very tiny kitchen from the 1940s. We look forward in a few years to a total remodel of our second floor bathroom.

We recently hired Karen to help us with a bathroom makeover and we couldn't be happier. Throughout the entire process, Karen was very helpful, professional and patient. There are so many products and colors to look at and Karen guided us to what fit our lifestyle best. She has a great eye for color and detail and she will work with you on what is best for you. We highly recommend Karen Warner Design LLC.
When we contacted Karen in 2015, we had just downsized to a smaller home. The L-shaped kitchen had builder-grade oak cabinets in poor condition, little usable counter space, mismatched appliances, and one drawer. The square footage was adequate, but poorly used.
After meeting with us to determine our budget, wish list, and likes and dislikes, Karen came up with a floor plan that was almost perfect from the start. Her plan increased the counter space and number of drawers, enhanced the lighting, and added an island, a bookcase, and a charging station. After six weeks of renovation, the kitchen is a dream come true. We are totally pleased with the results. Now I have plenty of drawers, including one that's still empty!
Two years later, we decided to remodel our master and guest bathrooms, which were dated, not well lit, and lacked adequate aging-in-place features. The guest bath involved improving the lighting and exhaust fan, adding a grab bar, and replacing the vanity, countertop, and mirror.
The bigger project was the master bathroom, which lacked storage space in addition to the other problems listed above. We didn't have space to enlarge the square footage. Karen solved our storage problem by reducing the size of our shower enclosure, which left space on that wall for a linen closet. She also helped us update our vanity, countertop, lighting, mirrors and flooring. Now the tile shower enclosure is well lit with appropriately placed grab bars and a teak fold-down seat. Towels, a laundry hamper, and supplies fit nicely into the linen closet with room to spare. Even the door from the bedroom to the bathroom was reversed, so that it opens into the bedroom, eliminating the possibiity of someone falling against the door while in the bathroom, blocking access.
Karen is competent, confident, detail-oriented, easy to work with, a good listener, respected by the contractors we used, and, above all, calm. She put us in touch with a network of building professionals who have the same attention to detail and service as she does.

We hired Karen on the recommendation of our contractor after our first try with a different designer did not work. Karen helped us turn our kitchen with separate dining room into a large family kitchen with breakfast nook, large island, and open dining area. Right from the start we were very impressed with her approach. In the planning stage she spent a lot of time talking with my husband and I about what was important to us and got to know our family so that she could come up with a space that really worked for us. She was very detail oriented throughout every step and very accessible. I heard our contractor remark on several occasions what an awesome map she left them to work from. When the work actually got going she stayed in touch regularly with both us and our contractor and came by in person as well to make sure things were going as planned. Even in the final stages when the work was basically done she was checking to make sure that we were happy and had no concerns. The end result is better then we could have imagined- we have a beautiful, functional, and durable family space that has become the heart of our home. Karen is not only a very talented designer but she is a pleasure to work with and we will certainly be using her for all our future projects.

Complete redesign of 1880's farmhouse kitchen and bathroom worked with me on kitchen design - placement of appliances, type of cabinets and style and design of new bathroom to get best use of space. The kitchen bathroom and dining room completely gutted, walls rebuilt and changed. Long project. Looks great - like a new house. Karen was a pleasure to work with.

It is with pleasure that we highly recommend Karen Warner as an extremely capable bathroom designer.
She recently assisted us with an “aging in place” remodeling / renovation of a very tiny powder room into a three-piece European style “wet room.” This challenging and successful transformation includes a wall-mounted toilet, a lever-controlled, wall-mounted shower which can be hand-held as well, and a long, narrow sink with ADA approved faucet --- all in one floor-to-ceiling tiled room. The three Toto fixtures mentioned received on-target placements in such a small space.
Initially, Karen took sufficient time to listen to our ease-of-use and simplicity concerns as a retired couple in our late 60s and early 70s in order to incorporate them fully into the final design.
Her thoughtful and clever addition of a marble storage shelf over the sink, utilizing the top of the necessary north wall bump-out for pipes, is an outstanding highlight of her design. In addition, we much appreciate the inclusion of maximum storage via a tall and narrow mirrored medicine cabinet, a “hotel style” train rack towel shelf area, and a combination grab bar and cosmetic shelf in the shower area. And, the curved shower curtain rod provides more room in the shower area.
The three trips to choose tile, plumbing, and lighting materials became less stressful and overwhelming because of her presence, clear and confident guidance, and broad knowledge of products available in stores and the Internet.
Karen’s skill in communicating by e-mail, in person, and by phone with both our general contractor and us was invaluable before, during, and after construction. She compiled a looseleaf book that remained on site during the whole construction period which contained descriptions of materials and products to be used / installed as well as copies of final plans. Many members of the construction team remarked on how helpful that reference was when a question arose.
Lastly, Karen was always punctual or called us when she was unavoidably running late, maintained a calm demeanor throughout the entire period, and went that extra mile when a construction problem surfaced.
We would not hesitate to recommend Karen Warner to our associates and friends as a top-notch bath designer.

Karen was very professional and worked closely with myself and all the contractors from start to finish. I had an odd space to open up to make a bathroom/spa, from 2 smaller rooms into one large room. She creatively came up with a solution to make a beautiful large master bath. She helped me pick the bed materials for my budget, and was always available and responsive throughout the whole process. She even would come to my house and let in the builders if I was unavailable!
We had some unforeseen challenges, one being a tub that could not be installed within code. She handled this challenge and resolved it satisfactorily even when the manufacturer would not take it back. I would definitely recommend Karen and will likely call her in the future too.

We had a very outdated kitchen that was in desperate need of a renovation. We did a lot of research and worked with an in-house kitchen designer for about a month before seeking out an independent designer (Karen). We wanted an independent designer that would not have company-influenced biases when putting together a plan for our kitchen. We were confident after our first meeting with Karen that she was the right person to do the job.
Karen is a great listener and took the time to understand what our needs were and how we use our kitchen. We didn’t need to change much about the layout but removed all the old cabinets, countertops and flooring. Karen worked with us to plan a revised layout to suit our needs. She also helped us find an excellent local cabinet maker to implement her design. She made many creative suggestions for the layout of the cabinets that makes our new kitchen look unique.
Karen is truly invested in her work and it shows in her attention to all the details. After our kitchen was finished she came by to see the finished product and spent time carefully looking everything over and listening to feedback so that she can carry the experience forward to future projects. She was very responsive and reliable throughout the project.
We are thrilled with our kitchen and can’t imagine a better outcome! We are amazed at how easy it is to work in the new space - everything fits perfectly and is just where we need it.

This past summer we were looking to update our kitchen and hired Karen Warner to help us with this project. Besides helping us choose new counters, appliances, and lighting, she made an important recommendation regarding our kitchen island that ended up improving the overall function of our kitchen.
Karen noticed that our large island was positioned too close to the outer counters, creating conflict with the cooktop, sink, and dishwasher. Her suggestion of moving the island has made our kitchen a more enjoyable space to work.
Another area that Karen suggested changing was the lighting. What an incredible difference this made, particularly in really showcasing the beautiful granite countertop.
She is very thorough and easy to reach when you need to ask questions. She has a wealth of information on appliances, counter surfaces, and will lead you to the best solution for your situation. Karen was with us every step of the way as a team worker in helping us to complete the most functional and beautiful kitchen within our budget.

Karen designed a kitchen for my boyfriend and me that not only met, but exceeded all expectations we had for our project! We were left with a kitchen space that is beautiful and functional, has ample storage, lovely details, and most of all, fell into our budget. The large investment that comes with remodeling a kitchen was a huge concern for us, and Karen helped us to stay within our budget while also providing us with quality materials and workmanship and professional contractors.
Karen was present every step along the way, from brainstorming the design to installing the cabinets, and she continually wowed us with her input. She provided us 3-D computer layouts, so we could better visualize what we were creating. She presented tons of creative design options to best utilize the space and that responded thoughtfully to our needs, while providing attention to detail that gave us the special look we wanted. Lastly, she was there for every step of install to make sure that things went smoothly.
Karen was not the first person we had attempted to design our kitchen with. The other companies came, measured, and handed us the same cookie cutter plan that you see for every modern day kitchen layout. On the other hand, Karen was creative and a pleasure to work with, and took the time to build us a space with our best intentions in mind, at a reasonable price, and made our dream kitchen a reality!!
