Victoria Area's Top Architectural Building technologist and Designers

My name is Michael L. Schell, and I am a building technologist, or designer residing in Victoria, BC, Canada. I mostly design Contemporary Modern and Crafts-style residential projects but my firm also specializes in the design of lots of other project types and styles. In fact, I’d help you pick out a new front door or window style if that’s where you needed my help. In 2013, I accepted an award from VIATeC Technologies' “Most Innovated Excellence of the Year” award, for new collaboration software that extended communication from Autodesk Revit® to Adobe® PDF software. I started my career in Building Design in 1990, and have since started my own firm since 2009. I have been striving to improve the technology that is behind how people communicate with one another. I am fairly active in the Autodesk, 3D Design, and engineering software community where I have served as a technical advisor for Digital Communications, and new software implementations of Autodesk products for a software business, as well as serving on a company’s support team for architects and designer for implementing communication to all North America designers, Architects, and Engineers.

Mike and team have a both pragmatic and compassionate approach to good design and maximization of space. Their interior and exterior drafts make for excellent takeoffs and their revision process is collaborative, efficient and integrity driven. Ensuring your project Checks all the boxes as you move through the process of design/build smoothly, and is built with quality, durability and an efficient use of materials and resources. We use Premium for many of our outdoor living space, decks and structure features and we’ll continue to do so for years to comes.

Got exactly what we hoped for; deck plans that would allow us to apply for permitting, without any fuss. We got our plans back quickly, with minimal back and forth AND got our approved permit without any need for design changes. Michael made the process easy for us, was kind to communicate with and responsive to our calls.

Mike was excellent in helping us with our renovation including our lower suite. He worked with us in coming up with a nice design, and supported us in submitting our application to the municipality. Even after we obtained our approval and paid his bill, Mike went above and beyond and continued to provide guidance throughout the construction process

We embarked on what was expected to be a simple process to build a deck on the back on a 1950s house we acquired late last summer. Discovering a building permit would be necessary and that District of Saanich was very particular about how the plans had to be created, we were way out of our depth and no online software was going to save us. Enter Michael who was able for a very reasonable price draw up all the necessary plans, find us a surveyor who was able to to do the survey promptly, and guide us through the submission process. Also offered good suggestions on modifying our vision to make it more functional and aesthitically pleased. He additionally helped with getting information on the cost of materials, etc. and was clear he would be there for us through to completion. Without his assistance, might still be trying to figure out that deck design software and no closer to having a finished deck.

Mike is very knowledgeable and takes the time to understand his client's needs and then provides multiple options to consider. Mike did a 3D rendition of the suite as well as a new plan showing the 2nd bedroom addition. Mike was patient and pleasant to work with. I kept asking for changes and having him ad virtual furniture in the suite. He had great suggestion on how to market the suite. The 3D renditions look like real pictures of the suite. We have 8 weeks to completion, but I have an awesome tool to start attracting renters to our new home.

We used Mike Schell at Premium Design to prepare the plans for our legal secondary suite. His set of plans was comprehensive - had everything we needed for the application to Saanich. I most appreciated that he was very responsive/attentive, and took on any additional research promptly to ensure our plans (and any quirks that needed to be sorted out) would meet the needs of the inspectors and would allow us to renovate properly.

Design
We are a full service design firm. We do all our own design work in house on CAD software saving you significantly over working first with an designer and then selecting a package. Bring us your ideas on a napkin, graph paper or even still in your mind and we will use our design and building experience to find a solution that fits your needs and desires.
One of the best ways to get to know us and our workmanship is to meet us on one on one. I am always excited to show off my work, and many of our clients are equally as excited to let you see what we have done for them.

I am very happy with Mike's services. From the onset, he was very quick with the initial renderings, and I felt that he really paid attention to the many ideas and changes I wanted to incorporate. Mike had a lot of great suggestions (especially with rectifying original problematic architectural issues), and was patient with the multitude of changes I made to the original ideas. I really liked consulting directly over Skype where I could see the changes as he designed. This is what made the difference, as I could ask to try a few alternatives, and quickly see how the changes would look in a 3D computer generated model! I am giving Mike 5 stars, and would use his services again!

Mike at Premium was a tremendous help in the complete renovation and remodelling of several properties in Victoria. His expertise and knowledge of both the design and construction of a complex project like these helped make them all successful. There were many design decisions that were needed to maximize the usability of the space, as we transferred many of the properties into highly desirable rental suites. Our tenants loved the final designs. Mike's expertise about the the full project scope (design, permits, construction, market) prevented us from making costly mistakes, while also enhancing the properties in their completed state. We will continue to work with Mike, and can't recommend him enough. The projects that we completed with Mike yielded properties that were instantly rented to long term tenants.
