About Us

Andrew Paine Architecture was set up five years ago and we now have a close-knit team of five talented members of staff. We work in a large number of sectors including private domestic, housing, infrastructure, charity and education and try to underpin everything we do with a strong focus on sustainability and strong project management. Our motivation is to provide our clients not only with a high-quality outcome, but also with a high-quality service, helping them to enjoy the process of developing a design together and transforming their homes. We believe strongly in sustainability and the need to make buildings that respond to the local environment and inspire users, whatever the budget. Our past success has been built on listening to our clients and tailoring our services to suit. We are hugely satisfied by the way we are able to help take clients from an initial idea to a completed project. The sense of satisfaction at the completion of a job makes the journey through the stages of design and construction worthwhile and hugely fulfilling. We love the opportunity to work on any bespoke spaces. This includes the humble bathroom & kitchen renovation or extension in your home! Getting to know our clients and imagining how they would use the spaces is a key design technique for us.

Design for a wraparound extension. Clear cost schedule for stages of the design. Email communication was relatively quick. Very happy to field all our questions. We felt part of the design process. Speedy and assured planning permission process. Recommended an excellent structural engineer and hopefully builder (we've not started the build yet) for the job. Building regulations also followed to the tee. Professional, efficient and thorough service provided throughout. I would highly recommend Andrew to all my friends and family.

I would highly recommend Andrew and his company. He was very knowledgeable, which you need when applying for planning permission in a London borough (we found this to our cost when using a cheaper guy before him who cost us a year). He was also very approachable and helpful with the many questions I had, and great at coming up with solutions. I would definitely use him again.

We have been very happy with Andrew Paine Architecture, and the job they have done for our loft extension and first floor reconfiguration, and would recommend them highly. Andrew first visited in early 2020, and really listened to our ideas / plans / priorities. His quote was reasonably priced compared to some competitors. We worked with Alex day-to-day who was excellent. In the design phase, Alex designed the proposed layout (again after really listening to what we wanted from the job), and was very happy to tweak things on our request. He obtained 'permitted development' permission from the council with no hitches. In the technical phase, Alex was very detailed, again tailoring the plans to our needs, and was very patient with us when we requested changes or clarifications. Lots of discussion by email or phone, and we visited him in the office too. He produced a very detail spreadsheet of the job, specifying lots of detail, that allowed us to get accurate quotes from builders (and to compare them side-by-side). He worked well with the structural engineers. We start the building work next month, and are confident that it has the best possible chance of going smoothly! All in all, we would strongly recommend.

Andrew worked with us around design solutions for our restrictive side return, fixing a historic small-room layout to a larger open plan kitchen/dinner, with updated office snug (including internal bike storage). Keeping in mind lock down restrictions, Andrew effectively and successfully project managed the build through a difficult period. We are very pleased with the overall result and appreciate his design guidance and management of the project.

Visionary Lofts

I employed AP Architecture to gain approval for a roof top development of two new build flats over an existing mixed use building in South London. Andrew's approach at sales stage prior to appointment stood out compared to the other designers that I met. Once appointed I was allocated Alex as a project lead. Alex was attentive to the comments that made and made amendments in a timely fashion. The council involved in this application took very long to eventually approve the application and required constant chasing and following up. Andrew stepped in where needed to apply pressure on the council via his contacts to get to approval over the line. I also have a few of my own clients who have used Andrew Paine Architecture for their own projects and I have only heard good feedback about them.

We have used Andrew's firm for two jobs on our home in South London. The first was a loft conversion taking advantage of new rules that the local authorities had only just introduced. Andrew was highly knowledgeable on all the new rules and had good contacts with the local authority to guide us. He recommended builders and helped us every step of the way professionally and quickly - including ensuring that the building costs were fully itemised to avoid unwanted extra costs. I would recommend him to anyone looking to do similar work. The second project is ongoing, but, the work so far has been exemplary.

My only regret is during my 30 year career in Property I hadn't come across Andrew Paine and his team earlier. Andrew and his team are extremely versatile which proved imperative professional ingredient as my scheme changed considerably from the original scheme. Deadlines were always kept, the quality of the work was exemplarily and although the project changed considerably all the work remained within the original budget . I would have no hesitation in recommending Andrew and his team for schemes both small and large. We will be using their services again.
