Riach Architects had a rather tricky brief. We live in a small 1600’s cottage that was made up of two cottages joined together. It had been extended 20 years ago. The cottage had two staircases, one served the extension and the other served the old part of the house. Both parts did not connect upstairs. The ceilings were low. The brief was to remove one of the two staircases and just have the one and to open up the upstairs so that there would be a through corridor. Riach Architects rose to the challenge and came up with a design that we would never have thought of, that of a feature central staircase. They have experience with listed buildings. They were always careful to work within the boundaries of listed building regulations. They consulted and worked with the Listed Building Officer and the Council. We had regular meetings with all parties concerned. As they project managed the build/renovation, there was time-table that was set and adhered to as far as possible barring bad weather or issues beyond their control. Being a listed building, unforeseen matters did arise which meant that the deadlines and budgets were always changing as extra work had to be carried out. Riach were diligent and made sure that we were advised of any issues that arose and expertise was sought where necessary. New applications to the Council were made in various matters as and when they came up. Riach were also careful to get our approval for every new stage during the build and especially during the decoration period. They listened to our needs and ideas.

We recently completed the installation of a seasoned oak conservatory project on a listed building in Oxford and found it a pleasure working with James at Riach. We look forward to working together again on the design and install of future oak conservatory & orangery projects.

Very positive outcomes working with Riach. They have helped with our existing Cotswold Barn conversion. We needed to create more living space and their designs were very creative and added the necessary space in an imaginative way that we had not previously considered – ingenious! We have found them to be very professional, attentive, keeping to deadlines and always welcoming.

I worked with Riach on a large Project in Oxford, a student accommodation was converted back to single occupancy, it was a large project. Riach were a pleasure to work with, all drawings were precise - at site meetings nothing was too much trouble. The kitchen went in beautifully and without any hiccups The end result is a totally stunning room. The whole house was short listed for a RIBA Award. Delighted to be associated with Riach.

Very helpful service. We have worked with them on two planning applications in an environmentally sensitive green belt area as well as Grade 2 listed farm house. Both applications were granted without appeal. We are currently approaching the start date of the conversion of the large barn 6,800 sq. ft., into a live work space. I will keep you posted, with the final star when we are moved in.
