“I appointed Julie Richards in January 2016 to carry out a complete refurbishment of the two bedroom 'Warner' style maisonette I own and rent out in Leyton, London. It was agreed the works should be completed by April at the latest, and this was achieved. The property had fallen into considerable disrepair during a lengthy tenancy of almost a decade, only fetching a low rent that reflected this state of affairs. In January 2016 the existing tenant moved out and I took this opportunity to bring the place into line with average rental prices for the area, which valuations indicated had risen a great deal since my original investment. Within a strict budget of 25k Julie's brief was, therefore, to strip the place out entirely and build it back up to a standard that would guarantee the financial return necessary to recoup the expense, whilst providing enduring value going forward. It was a given that the kitchen and bathroom would have to be completely replaced. Julie's choices were tasteful, economical and above all - with limited space - practical. All the existing decor had become too tired to be restored effectively, so Julie also designed and oversaw a complete redecoration. Of course scratching the surface brought ever greater issues: large areas of plastering coming away, and the apparent obsolescence of the electrical circuitry and aspects of the plumbing amongst them. She coped admirably with all of these things as they arose. She also showed an appreciative touch with some of the more 'period' features such as sash windows, sliding doors and wooden floorboards stripped, sanded and varnished to remarkable effect. (We never did get round to rehabilitating the bricked in hearth due to the narrow budgetary restraints, but the will was there!) The lighting design was also improved, adding to the overall feeling that my property had been transformed beyond recognition. Julie managed to incorporate these things into her scheme of work without - as I greatly feared - allowing timescale and budget to spiral out of control. She negotiated with a wide range of tradespeople directly herself, many of whom were her existing contacts. This was all a great relief to myself, having never embarked on a project of this scale before. I hope this helps, please don't hesitate to contact me if you wish to discuss anything further.”

“Dane was recommended to me through a mutual friend. Very approachable, friendly and willing to help. He arranged a site visit, listened to our ideas then went away to put it all together on paper including 3D illustrations which gave a excellent realistic vision of what we were aiming to achieve. With his vast knowledge, he gave us alternative ideas to which we decided to go with the option of a full height vaulted ceiling allowing for larger skylight on stairwell creating much more bright open space. Dane also supplied us full construction drawings, dealt with building control and any queries they had right up to the start of the build. He has also been on hand with any questions we’ve had during the build. He was very prompt will all the plans throughout and fees are reasonably priced. I would highly recommend Dane, very professional and competent.”
