After working on a hotel in Saudi Arabia as the first large project outside of USA, we decided to extend the architecture department to a sister company of Comelite, focusing on two services; architectural and interior design. Furthermore, a second station was established in Edinburgh, UK and we decided to extend our online architectural and technical drawings for planning application and building reg package to those who are willing to extend or renovate their homes. The main strengths of our teams are teamwork and high coordination between the two skills in architecture and interior design which allows us to guarantee not only a high quality but speedy implementation and delivery of projects under a time-frame and budget that the client requires.

We create high resolution photorealistic imagery and animations which can be used for the following purposes; 1. Informing the design of a building to assess how it will look on it's own or in context. 2. Planning submissions to clearly communicate the design for an application. 3. Marketing - to sell residential properties off plan and to attract potential tenants for commercial office properties. 4. Public consultation - to clearly communicate the design when the development is of a contentious nature. 5. Competitions - when a competition is conducted for a proposed development, 3D imagery & animations are essential. 6. Construction competition pitches - when construction companies pitch for projects against other companies, they are often required to demonstrate concise understanding of the brief and construction process. A large part of this is communicated through imagery and animations. Over 20 years, we have successfully completed hundreds of projects for our clients and proudly, never missed a deadline.

Core Associates is a dynamic practice of architects which has developed through both direct project involvement and advisory work in the public and private sectors. In all our commissions we have endeavour to add value to both the design process and end product by engaging with our clients as early in the project life cycle as possible. A key driver for us is to be able to understand our clients’ real needs and constraints and support development of more holistic, affordable and deliverable strategies to ensure that each project is successful for all involved. The sectors which we are currently most active in are Health, Regeneration, Hospitality and Residential. Other project strengths of the team include working in the Education, Retail, Commercial, Custodial and Defence sectors. This experience has been gained across the UK and overseas over nearly thirty years. We have built a core team of design, management and property professionals with the requisite skills and experience to offer our clients the best advice and service that we can and for all aspects of property development and asset management. We also collaborate with a wide range of other organisations in much of the work we are involved in and this allows us to offer a blended range of value added services.

GRAS is a Scottish design studio, formed in 2006 as part of the established conservation practice Groves-Raines Architects Ltd. We aim to produce progressive, sustainable and ambitious design solutions through thorough research and the rigorous analysis of any given brief. Our work is driven by an intuitive, yet highly responsive approach rather than a predetermined style and we strive to achieve levels of excellence in all of our work, irrespective of project budget, client or brief. We look to push the boundaries of what is typically understood as architecture, often entering the fields of product design, graphics, audio visuals and art. We adopt an inventive but reflective attitude to design, always looking forwards but mindful of the past. Working in parallel with conservation experts we understand the significance and value of our built heritage and traditional crafts. We see quality in traditional design, materials and crafts that is often lacking in contemporary buildings: solidity, permanence, proportion, hierarchy, human scale and timelessness and we seek to explore these qualities in our contemporary work. At the same time we seek to embrace opportunities afforded by emerging technologies, materials and techniques and strongly believe in the value of collaboration with craftsmen, artists and designers.

We have over 20 years experience of designing low energy and sustainable buildings. We use low impact materials and design buildings that can generate as much energy as they use. Our practice applies these skills to new build and refurbishment projects and have gained Passive House Institute accreditation.
