Armin Project Manager Armin worked with us in the capacity of project manager for A-Builders Team. from inception to completion (a period of roughly 10 months in 2022-2023). The project comprised, an en-suite loft extension, rear kitchen extension, extensive remodelling, timber decking and covered side return, complete new slate roof. Extensive Cedar shingle cladding. Detailed Planning Drawings were prepared for us by a RIBA Architect, with specification tender document/ scope of work. Engineer's drawings and full calculations were also supplied . In the ideal world we would have paid additional fees to the Architect to manage the build, though money was tight and we opted as clients to manage the build alongside Armin. Armin was easy to work with, punctual and things happened when he said they would. Armin and his builders were receptive and ably-skilled to accommodate our design vision, where there were ambiguities with drawings or decisions needing to be made during the build. Armin always made himself available for site meetings and telephone calls. Particularly impressive is the free-form tie-in of the new loft-staircase to undersides of the existing period plasterwork. This was impossible to draw or specify and full trust was placed in the hands of Armin and his team-they did not disappoint. They also made a lovely job of laying a reclaimed parquet floor and built a bespoke kitchen in solid Cherry timber (from drawings and from the ground up) to receive expensive granite work tops and sinks etc by others. Plumbing and electrical is also top notch. The project was completed on time and to budget and sign-off with Building Control promptly followed completion. We are very happy with the build. I would caution against using Builders Team, especially if your project is to be supervised by Ramas. I engaged Builders Team for a complete refurbishment of my two bedroom / two bathroom flat in the summer of 2022. The pictures speak for themselves, but below a non-exhaustive list of the issues that occurred during the initial project work and their unfortunately non-committal attempts to fix the issues thereafter. Currently, my shower room is leaking and my ensuite is unusable. I am sleeping in my office because the bathroom appliances (sink, vanity, toilet were put in my bedroom and BT haven’t returned to do the remedial works). A. Issues during Project 1.Demolition work: •In week 1, the workers cut the intercom cable for the entire house meaning none of the other flats had functioning door bells. They were reinstate the cabling as it was and I had to engage a different company to do this. •I paid for a skip, but instead they initially kept the demolition waste in my bedroom with the added weight causing damage to my neighbour’s ceiling below. They then dumped the demolition waste on the pedestrian street – I was assured they would not do this and I only found out about it when I arrived at the flat and had to ask them to store the rubbish away safely. The reason they later gave was that they didn’t make allowance for a skip license. 2.Plumbing: •The heaters were not correctly installed and I had no heating during the first winter post completion (2022). •Both the shower and bathtub screens (high-end from CP Hart) were incorrectly installed causing leaks, mould and damage in my neighbours flat basement flat. •The toilets weren’t properly affixed, causing them to move and surrounding tiles to crack. •Because of an insufficient flow rate in the pipes that they newly installed, there is insufficient drainage from bathtub slow leaving soapy slime whenever a bath is taken (which now isn’t possible in any event because they haven’t reinstalled the bathtub). •The piping in for the washing machine was laid incorrectly causing grey water to flow back into the machine (there is also smell and gurgling sounds coming from the sink). •The bath does a whistling sound when warm water is used. 3.Tiling: •The tiles were glued on (see pictures), cracking in various places, the grout is porous which combined caused black mould all around the bathtub and some in the shower area. 4.Electrics: •When installing the hob, they drilled a hole directly into the outside wall without insulating it in any way. Whenever the hob was used, it caused a plume of dust to scatter in the kitchen and was therefore unusable. •I purchased a designer lamp with dimming function. It’s been installed in such a way that the dimming function does not work. They have not attempted to fix this. •One of the sockets they’ve installed is buzzing. Review of our Rear extension SE London: Builders Team were outstanding from design to build, to after service, highly recommend!! So from start to finish, service, communication, quality of work absolutely outstanding and I would wholeheartedly recommend. 10/10 for us!! We wanted a rear extension with sloped roof with 2 velux roof windows on our property in SE London. Mantis from the planning team visited and we shared our vision and their team got to work. Povilas helped with all the drawings and preparation for our project to achieve planning permission. We were assigned a Project manager, Giedrius, who was sharp, quick thinking and left no stone unturned to help us. The structure of soil in our area is weak and ground needed piling. Builders Team arranged all that. Despite the weather at the start, everything was to contract and as planned. Emails queries and phone calls were quickly addressed. Their team was always patient and professional and they really helped our vision to life. Any issues from Building Control were professionally rectified. We received our Building Control certificate and electrical certificate. Builders Team workmen are highly skilled, they have a team for every stage of the project. They stuck to schedules. They worked with neighbours re our party wall agreement. They cleared all building waste timely and left the site clean. From our intial quotes, they were not the cheapest and are probably used to huge projects, but they managed our design and build well and for that we are pleased. We didn't want to give project to random builders, we wanted a professional company and that's what we got. Given it was our first major addition to our property, we wanted to be involved at every stage. Like any project, we had issues that were rectified promptly with a phone call, email or whats app group, we were equally questioning with anything we weren't sure of. We also did not agree or proceed with a stage until we had a full understanding because we wanted to own our project. Sometimes these indecision slowed things down for a couple hours, which could have been frustrating for the team, but we thank you Giedrius and team for your patience. Thank you to Ernestas, the Operations Manager, you were always so calm and supported us well and there was clarity in every stage. Builders Team have done a great job renovating our new home in Barnes. All members of the team displayed a high degree of skill and professionalism. All were polite and tidy throughout the job completing each stage on schedule. We have no hesitation in recommending the company to any future customers.

We had a loft conversion done by Builders-Team. I couldn’t recommend them highly enough! I met with a number of companies, and my gut instinct was right from the time I met Mantis. They did a great job at a competitive price. Like any building project, there were minor issues along the way which were all resolved promptly and the team were very accommodating with our extra demands. The on-site team were courteous and hardworking. The tradesmen worked well with each other. The communication with the project manager was great. Mindis was always ready to answer my queries. He kept everything well organised with material deliveries and coordinating with trades so the project ran smoothly without delays. We had very good experience and I will definitely recommend Builders-Team to my friends and family.

Builders Team took down our old extension, which had no foundations and rebuilt our dream open-plan kitchen. They were thoroughly dedicated, communicative and friendly throughout the process and went above and beyond to ensure that everything was finished before Christmas. They have since returned to rescue us from a botched project from another builder. We should never have considered using anyone else. 5*

Really good experience with this company. Had a side return done. Good service from start to finish - including architectural plans, building and finishing. Were some extra charges along the way but I felt all were fair based on issues the builders couldn't have predicted. Overall very happy with the finished work - all done on time while we lived in the house with three children. Heard some real scare stories from neighbours getting similar work done with other companies. We experienced nothing like that so would thoroughly recommend.

Builders Team were great. Mindis - the Project Manager was calm, reasonable, efficient and responsive. All the team working on the projects were hard-working, tidy, courteous and friendly. The work was to an excellent standard - and we had no problems or delays getting snags resolved. The project was delivered broadly on time - and they stuck to the quotes provided despite the current economic situation. Wholeheartedly recommend!

We’ve just completed a side return extension on a Victorian Terraced house in London with builders team. The experience was excellent from start to finish. I went to builders-team already with a design and spec and they tendered to build and finish. The price was competitive and they stuck to this. They also gave me a schedule which they stuck to. I was nervous about finding a good building firm but I would highly recommend Giedrius and the team at Builders-team. Even when we were hearing about cost overruns and delays around the country, our build stuck to time and cost. I would highly recommend them and will reuse them if we have any other project.
