We hired Robert to both do the Architect work as well as General Contractor. This was great for us, since he was able to keep the subcontractors on point and keep costs inside the budget. “We used Intergal Design to draw our plans and be our general contractor for our project. Our project a three story beach house, 3,200 square feet, roof deck, and elevator. Intergal Design having built many simalar houses in our we were able to talk to the owners to ask questions like pro's and cons of intergal design and what would you chage or do different with your home. Having this being our first custom home project we were not going to tackel this one even though it was expensive but well worth the money. Using intergal design made the plan approval process smooth and in a timely manner local knolledge. Before starting any project you need to first know can i afford this project. Intergal Design sat down with us producing a spread sheet that showed all items of the project that have a cost ie. demo, surveyor, soil study, structural etc. Seeing houses that have been build by Intergal Design having simular size and floor plans with simular appliances and design we had a good indication what the project would be bugeted for plus or minus 10 %. With any company who you choose you must have an open line of communication and you can tell alot about a company by the way your questions are answered plain english and if the answer comes with multiple suggestions. One item is that this company was open for receiving other bids from contractors that he normally didnt work with but be careful every bid you have done is at a cost because the general has to make additional sets of plans for the bidding contractor. Be careful that the biding companies don't know what your budget is for the item that their bidding on conflict of interest. Would I use this company again Intergal Design in Ventura ca Yes. One thing that I was uncertain about was having the arcitect also be are general. It was nice having the same person to talk to with all the issues and the subs couldn't get away with anything the might of missed because our general drew the plans nice. One item you must always say when the general suggests someting is it an extra or is in the budget.”
