Tim helped us plan, budget and prepare for tender to builders for a renovation project involving multiple bathrooms, kitchen, new glazing and plumbing system. His technical and engineering background were obvious in the way he developed our initial ideas into a sensible, robust and deliverable plan. He easily earned his fee back by helping us deliver on budget and front-loading decision making into the planning phase, reduce stress during the build. Tim was amazing in providing both a macroscopic overview, helping us understand complicated arrays of options and drawing attention to finer details that really make differences to final outputs. He also worked flexibly, fitting around our schedules, and with great humour and deligence. We particularly valued his assistance with planning each space and the lighting design. Whilst we didn’t use Zenico for project management, the foundations Tim provided with design and schematics was invaluable. I’m not sure we would have ever got the build started without his input! Would recommend Zenico in a heartbeat to anyway considering starting a building project.

Zenico's work on our house renovation in Holloway has been a first class experience from the get go. They are an extremely professional business who take away all the difficult parts of managing a house project, and create a work stream and - importantly - a budget process that is easy to follow. They divide the project seamlessly into the pre-build and build phases and keep everything on track from negotiations with architects, to pushing the approvals along, to negotiations with party wall neighbours through to all the communications with the contractor/building phase. Our project was not without complexity from multiple party wall awards, to a cost conscious environment thanks to the rampant inflation climate in the UK during the period within which we completed the project (2022/2023). Yet, they managed to keep an honest dialogue about our options and support us in decisions that respected our budget yet retained a top quality outcome. If you are looking for an end-to-end project manager that is easy to work with, excels in both attention to detail as well as communications, and helps keep your project to timeline, then look no further.

This was our first renovation project and we could not have done it without Tim and the Zenico team. Right from the very start Tim was very friendly, approachable and knowledgeable. He explained the whole process, helped us plan a realistic timeline (we had to arrange alternative accommodation), gave us recommendations for architects, builders and other tradesmen to approach for a quote, helped us to benchmark the quotes against other projects he had worked on recently and provided an essential sounding board for us. It was easy to discuss ideas with him, and get his input (and he had an opinion - if you wanted it - on everything which was super helpful!) During the build phase is where we really got to know Tim and the value of having him on board. He managed the contractors, made sure they were sticking to what they committed to do and that we were only paying them for works that had been completed. When we hit unexpected issues he was able to provide an important check on the solutions proposed by the contractors and made sure that costs did not get out of control. We ended up adding additional work into the contractors' scope once the project started. Tim made sure that the contractor priced those additional works fairly, by benchmarking against other projects he was involved with. At times he also proposed solutions that were more cost effective than what the contractor was proposing. When it came to choosing suppliers for the finishes, Tim had excellent recommendations that we ended up using for most things and he was also able to secure us great trade discounts. Our project completed virtually exactly on the day that the contractor had promised at the start, and we can say this with absolute confidence that this could not have happened without Tim and Zenico

It was a pleasure working with Tim from Zenico. He acted as Architect and Project Manager for a full 2nd floor flat refurbishment in an old converted farm-house in Southfields, London. I would highlight the following points for those thinking about working with Zenico: 1. Tim achieved a great result, broadly on budget. The flat looks fantastic. 2. He was always responsive to my efforts to contact him, including during the nervous end-stages (with deadlines approaching) when I contacted him frequently. 3. He comes across as unflappable. Any issue/problem would be presented to me at the same time as a solution to it. 4. He "understood the assignment" - he knew what my goals and priorities were, and gave good advice on when it was prudent to spend a bit more, and where a more economical approach could be taken. 5. As someone who is not a confrontational person, it was invaluable to have Tim as the person who could drive things forward, including cracking the whip with the builders when necessary. Overall, and perhaps most importantly, Tim was pleasant to work with, and I felt that he was someone I could trust to take charge of this project. I recommend him very highly indeed.

Tim and Dan took over our house side return project after we ran into serious difficulties with our initial builders. Our home had been damaged due to shoddy work and needed major structural remediation. Zenico oversaw a tender process and brought on trusted new builders they had a longstanding relationship with called JPD. Together they corrected the structural work and then finished the project (kitchen side return, new WC, bathroom overhaul, garden/patio). Despite finding several more issues that needed to be addressed, Zenico and JPD got us into the house on time a few weeks before the birth of our first child. Without their help we would simply not have managed this so were incredibly grateful. Zenico are not cheap, but in our opinion they are worth the money. They saved us a lot on materials using their trade discounts and advocated for us, negotiating hard with the builders on costs and timings in a way we could not ourselves being laymen. Tim and Dan were constantly available by WhatsApp and phone and were professional and knowledgable. They were also friendly and reassuring during what was an incredibly stressful time for us. Cannot recommend them enough.

Tim’s input, guidance and support through our seven month project was invaluable - we wouldn’t have finished that period with the same quality of outcome, the same level of confidence over the work done and the same amount of sanity left without his support. We both work full time so having someone to highlight decisions needed, explain what those decision were and why they were needed, explain confusing language and concepts we didn’t have a clue about, solve problems and project management all involved was the difference between success and a disaster. Support provided included: - Detailed analysis of the quotes from the builders, including Tim talking things through with the builders line by line so we knew what was included and what we were paying for, - project management and arrangements with all suppliers and tradesperson, - electrical diagrams, - drawing up scale diagrams for bathrooms and other key areas to allow us to make decisions and tradespersons to know where to install things - use of his trade discounts on our behalf - his willingness to haggle with suppliers on our behalf - research for suitable products for key sections (inc light fittings, light bulbs, electrical items, cabinet handles, toilet cisterns, shower glass and accessories to name but a few) - weekly walk rounds with the builders and us - translating the challenging bits where we needed it - ad hoc on site presence to resolve issues that arose - from sorting out a bt engineer who got confused to a rework of a structural challenge with the house - meeting tradespersons on site to allow them access and to talk through the requirements from them - introduction to tradespersons (joiners, landscapers, glaziers, others) - producing weekly summary notes for us re progress and actions required from us. Yes we still had a load of decisions to make, but it felt controlled and timely and we always knew what was coming. Without Tim it would have been a tidal wave of decisions and a permanent fear of not knowing what we didn’t know was coming. And all done with politeness, good humour and a real sense of personal desire to see us end up with the house we were dreaming of. Wouldn’t hesitate to recommend to anyone - whatever your project, it would be in capable and safe hands.

We have had the pleasure to work with Tim on a number of projects. Their client assistance knows no bounds and we would recommend them for any project. Using Zenico was the single best decision I made when taking on my renovation project. It was my first property (and so of course first renovation) and I knew less than zero. Tim and Helen guided me through the whole thing, coming to site regularly, offering advice and ideas. They handled all communication with the builders from technical drawings right through to adjusting the height of the sinks and helping me choose blinds. I felt that I could message them any time and ask stupid questions and they were always there to help. Even when my roof started to leak (unrelated to the renovation - just an old roof!), Tim nipped around to take a look and help where he could. Helen was also an absolute saint putting up with my ever-changing mind and researching hundreds of tiles and colours, sending me lots of options via WhatsApp and email, and costing up different solutions. I really think I would have had a stress-related breakdown if it had not been for them! The project was a 2 bed, 2 bathroom flat and included new flooring throughout, new kitchen, painting, custom joinery, two new bathrooms.

We met with Tim Slorick, Zenico Ltd to discuss our requirements and the scope of the project namely new roof, new insulation fitted in roof and all walls, new windows and doors, new heating system, kitchen,flooring and total redecoration. The wife and I hired Zenico to assist us with gaining planning permission for a ground and first floor extension of our 3-bed semi-detached Edwardian house. We are both extremely busy at work and simply did not have the time (or the know-how) to tackle this daunting project. Zenico was the perfect one-stop shop where Tim and team project managed everything from start to finish including sourcing competitive quotes from architects, structural engineers, party wall surveyors etc, all of whom Zenico had worked with before and trusted. Tim also engaged his talented colleague Helen who helped with some of the more creative side of architectural design and internal finishes. Due to their significant experience we always felt Zenico were one or even two steps ahead of us making sure that we were thinking about the right things and planning ahead. Despite an initial planning rejection, Zenico and the architects worked closely with Merton Council to modify the planning application and ultimately achieve a successful planning permission. We would highly recommend!!

Tim has made our first renovation experience a genuine joy. We're both busy professionals and knew we'd need support to deliver an ambitious renovation and extension on a very run-down 3-bed Victorian terrace in SE London, and from the first conversation we had with Tim we felt immediately at ease, and less daunted by the project. From the outset, Zenico pretty much paid for themselves by securing a VAT discount for the build as the property was unoccupied for more than 2 years previously (unbeknownst to us) - which was a good indicator of Tim's knowledge, attention to detail and willingness to go the extra mile for us. With the scale of the project, Zenico's organisation and visibility on the schedule of works, certifications + timelines was extremely helpful and made our decision making far easier using a shared Google Drive to access everything we needed. We had a relatively tight budget, and Tim was good at managing our expectations, ensuring we always kept within scope. I'd say the best thing about working with Tim was how much he cared about our project - when we found things were frustrating, or were let down by suppliers, Tim clearly took it personally and shared our frustrations. We always felt his number one priority was ensuring we were 100% happy with everything which is testament to both his professionalism and his personal character. We couldn't speak more highly of Tim and Zenico, and thanks to his guidance and support we now have a beautiful home to enjoy.

My husband and I hired Zenico to manage our extension from Aug - Dec 2019. We extended our kitchen and completed work to the whole of the downstairs living area to create a larger family living space. It was especially important to us to hire an efficient company as at the time of build I was pregnant meaning we had quite a time pressured timeline with our baby being due late December. Tim, Dan and the Zenico team were amazing throughout our build. Not only did they ensure the job got done on time for our babies arrival, they made sure we kept track of the budget, organised and booked in all of the tradesmen, took care of all the technical aspects of the work and went above and beyond to make sure we were happy throughout each stage of the project. I am a graphic designer by trade, with a keen eye for interior design and very particular OCD tendancies (which is probably a nightmare to cater for!), but this never seemed to be an issue for the team - not only did they take this on board, but gave great advice based on our needs and style. Not only this, Tim and Dan went out of their way to source very specific products for us and oftern get discounts on these also. I honestly don't think we could have completed our build without Zenico, they took a big weight off our shoulders in a time that could have been rather stressful otherwise. Thanks so much guys! Zenico offer "building project management for busy people" and as soon as we read that we knew that we might finally be able to tackle a set of interconnected projects requiring design, investigative expertise and the coordination of a variety of trades - a nightmare if you don't already have your own slew of reliable tradespeople. Our first meeting with Tim Slorick convinced us that this approach would work for us. Tim did the design, sought the planning permission (we are in a conservation area), obtained and scrutiniesd quotes, oversaw the whole project, and ensured quality was high throughout. Work included the complete remodelling of the front drive/path to bring it more in keeping with our Victorian property, to structural and remedial damp works to he rear, including internal and external decorations, tile work, sourcing in-keeping railings, new doors and windows. We are thrilled with the results and a number of our neighbours have come to us for information to inform their own projects.

We have found Tim Slorick and Zenico extremely helpful. They project-managed alterations to our home soon after moving in earlier this year. They are hands-on, knowledgeable, prompt, efficient and friendly. They also have good local contacts with access to reliable, willing and reasonably priced tradesmen.

Fully renovating the ground and first floor of our Edwardian house was a daunting prospect. Thankfully we found Tim and Zenico, who have been invaluable from start to finish. Firstly, they helped us with design aspects and to scope the schedule of work to our budget. They then helped run the tender process, which resulted in us appointing excellent contractors. Throughout the build phase Tim attended the house at least once a week to check on progress and liaised with subcontractors on our behalf. Tim and Helen went even further, helping us select items for the bathroom, kitchen appliances and more. Overall, Tim’s communication has been first rate meaning we always felt involved and in control without the stress. Thanks to his organisation, the whole project went very smoothly and thanks to his keen eye the end result was even better than we had hoped for. After a time-consuming false start elsewhere, I was delighted with the result that Zenico achieved with my application for planning permission. Within 4 months, Zenico had understood the requirement for a significant two storey side extension, developed and iterated plans, submitted the application, managed the planning process, and gained approval. Most importantly, my input was required (and sought) for design discussions, but all of the background activities were 100% managed by Zenico, thus saving me valuable time.

Tim provides a professional all round building service. He works to his quote so there are no nasty surprises! He will ultimately save you money if you are using him to project mangage as he will negotiate savings that you would not achieve alone. Zenico managed and delivered the complete renovation of our bathroom. From the start, we found them personable and highly responsive. They were very good at taking a (rather rough) brief, listening to how we needed to use the space, and developing a clear and practical design for the room. As with all old houses, the renovation was not without unexpected issues, yet they were innovative, flexible and worked hard in overcoming them. We now have a gorgeous, modern and practical bathroom which regularly provokes compliments. The quality and eye for detail in delivery were important to us and we are really delighted with our new room.

As we live in Singapore and our flat is in a prestige waterside residential development in London, we wanted to engage a project manager who could be trusted to manage the project on our behalf, engage all the tradesmen, source materials and supplies, pay them and complete the project on time and on budget. The scope of Zenico's work included coming up with a concept design for the 2 bedroom apartment, gaining planning permission for alterations, developing a schedule of works and procurement list, and sourcing various specialists to complete the refurbishment including floor restoration and Schuco door repairs, decoration, electrics and plumbing. Zenico also managed the fit-out of all furniture, soft furnishings and new appliances, as well as liaising with the managing agent and building manager regarding the letting of the property. The elements of Zenico's support that helped the most were their ability to keep to budget and in communicating about project progress. We are very happy to recommend Tim and Zenico to anyone else wishing to carry out refurbishment work on their property.

Zenico provided procurement, design and project management work to run the works of our recent home extension. The result has been a delight. The procurement help saved thousands with their experience in procurement, the job was completed exactly as we wanted, on time and within our budget. I would also add that the building contractor was also very pleased with the way the job was managed in a timely and responsive way so they were on the pace, with no wasted cost and did their best work. This job would just not have been possible due to our jobs, or at best would have been very stressful. It was the most relaxed big job we've ever done. Tim and Zenico have managed our ground floor extension from the start of the project.
