Loan, Tom and the team undertook an extensive internal renovation this summer to my late-Victorian terrace in South West London. The project was conducted in two phases, starting with a full reconfiguration of the ground floor living, dining and kitchen areas. Phase 2 involved the refurbishment of the upstairs bedrooms and bathrooms.
A list of the body of work completed includes:
- removing the existing downstairs utility room (which impeded into the living space); and replacing it with a new space saving under-stairs toilet and utility closet,
- installing a new fitted kitchen with revised layout,
- rewiring for new spotlights, down-lights, ceiling speakers and power switches,
- laying new wooden flooring,
- re-grouting of bathroom tiles,
- installing new radiators, and;
- plastering and painting throughout.
Loan and I agreed upon a realistic quote for the works upfront, and the team worked closely to adhere to this number and even absorbed costs for small unexpected issues when they invariably cropped up. For bigger issues we encountered during the build, Loan had the ability to offer a number of workable options for me to consider. Loan's well organised, hands-on project management ability and constant dialogue, combined with Tom and the team's professional, timely and high-standard of workmanship gave me the confidence to allow the works in the house to continue when I had an unexpected 2 week overseas business trip.
The overall completed works have totally transformed the property; creating a sleek, modern, well-functioning, comfortable and inviting home that I am proud to share (and show-off!) with visiting family and friends. Many thanks to Loan, Tom and the team for making this happen.

in the end we ran 2 weeks over the proposed end time but I guess this is to be expected in these projects when you are depending on material/appliances being delivered

Loan and her team just completed a project for us, renovating two rooms and a corridor with new floors and paint, while also building an open plan kitchen.
We can unequivocally recommend Loan's services to anyone looking to launch such a project!
The initial quote was properly itemized, and the final price tag matched it to the penny (additional costs came from optional upgrades from the initial scope which we actively opted for).
The design phase went very smoothly. Loan met us several times at our flat to discuss our ideas for the project, providing professional advice, bringing her own ideas to the table and answering our questions.
Loan is very organized, which was greatly appreciated: every question or open point was noted, then resolved in writing in an email. Deadlines to make decisions relative to the project were strictly held.
Finally the execution itself went very well. Tom and his team have worked with Loan for years. It was re-assuring to know that not only the overall project was managed by Loan, but that Tom's team was experienced and reliable.
The builders were very professional and considerate, arriving exactly on time every day and being careful when they needed to go into the area of the flat that was spared from the works.
The team was very adaptable too; even when they came across unforeseeable issues - quite inevitable in a 130-year-old Victorian building and certainly not their fault in any way (an original wall that turned out not to be straight, some unforeseen dampness in the ceiling due to a leak from a year before,...), they took action to promptly resolve them, at no extra cost. We highly appreciated their work and their pristine professionalism.
All the while, Loan made sure to communicate with us on an on-going basis, entirely taking charge of the communication with the builders' team, which made things easier for us. She sent photos showing the works' progress, which was re-assuring when we went away for some days.
We cannot overstate how detail-oriented Loan is, seeking our feedback about every small pipe, the exact position of every switch and other minor elements of the project before forging ahead.
All in all, our recommendation is clear and unambiguous. We consider ourselves very lucky to have had Loan manage our project and her team work on it, and are delighted with the final result!

Following the purchase of our new home, we met with several building firms as the house required extensive works. The four-bed house was dilapidated and basically had to be totally gutted on the inside. Works to be done included, but were not limited to the following;
Building an extension,
Removing fireplaces,
New electrics, totally new heating,
Re-supporting walls, taking walls down, adding walls,
New kitchen,
Three new bathrooms,
Re-plastering the entire house, etc everything needed doing!
We chose the Home Refurbishments team not because they gave the lowest quote, but because the two meetings we had with them, confirmed they knew what to do and how to bring our dreams for our future home to reality, on time and within budget.
The Home Refurbishment team, Loan, Tom and every single member of the team have been outstanding. From the very first moment they stepped into our property until completion day.
From a professional perspective, the moment you meet Tom (the master builder) you realize you have in front of you somebody who's incredibly well prepared, he has a genius level understanding of building - both on the structural and the design side - no other builders I met matches Tom.
A few weeks into the build, I had to work in the United States for about Two Months. Despite the confidence I had in Tom and Loan, I was naturally very concerned about leaving the build for such a length of time. It was not an option for us to put the build on hold either as we had a time line we were working to by which we had to be in our own home. I talked to Tom and Loan about the work situation that had just arisen and they were totally supportive and understanding. Loan came up with a plan on how we would keep in touch daily and how she would communicate all updates to me. We had to entrust this very important project to the team and not for one second did they disappoint. Loan sent me daily PowerPoint updates with pictures and explanations. She would also have daily meetings with me to explain exactly what was going on. She would go over any questions they had for me and she always sent me extra pictures or drawings for better clarification.
Tom and Loan give you an extremely detailed explanation of the works they will carry out, how the team will carry out the works and the timeline. They were very good about keeping to these schedules. They were great about sharing ideas that would improve the works above and beyond what we had in mind. They genuinely wanted me to be part of the project and did their best to involve me at every stage.
Loan provided a very organized schedule of works and a transparent, comprehensive cost estimate. When we required extras along the way, Tom and Loan would discuss these with us and give very reasonable costs for the additional works, which were then added to the schedule and followed systematically. Communication was absolutely clear the whole way through.
The quality of works itself is top-notch, the entire family and all my friends who saw the building before the works, are in absolute shock as to what Home Refurbishments have achieved with this build especially in the short space of time they had to achieve it. They literally breathe life into a building that was literally dead! The team is very efficient; I mean to have achieved all this within the space of four months is nothing short of fantastic. Every single member of the team has been absolutely professional, courteous, and willing to go out of their way to make us happy.
Bonus points for the fact they're very polite, helpful and fun to be with if you're around. In addition, these guys care not only about keeping high standards, but also above all about ensuring that you're happy with the end result. I wholeheartedly recommend them.
I will of course come back soon to update with before and after photos. That is how happy we are with the results.

Loan was our project manager for the full refurbishment job of a 3-bed flat in North West London April to June 2016. Loan recommended her builders team led by Tom A. She put together the budget of just under 50k (the final cost was slightly over). We then added a few additional asks and had minor disagreements around the original quote. A couple of jobs turned out not to be included when we thought they were (e.g. shelves demolition, stone kitchen worktop, wardrobe interiors), but overall the budget was very realistic.
The schedule of works was also good, however, towards the end the works were rushed and the builders were not keen to do the work to a high standard (e.g. we had a wall light blocking the storage doors and had to argue with Loan / builder for a week to get it fixed).
We felt Loan was very hands-on and really helpful in the 1st month. After 4 weeks she disengaged and sent us to talk to the builders on every question we had, which was counterproductive as we obviously wanted works to be done the way we wanted and included in price, while the builders would want to go fast, not re-do anything and not take any asks. Overall, the experience was ok but we would definitely appreciate an engaged project manager until the job is fully done.
Unfortunately, the job is still not fully finished. The shower model Loan recommended is not water proof and makes a puddle in the bathroom floor. After 4 fixing attempts we agreed to have it replaced, but it is still not done. 4 months after the official completion, we struggle to get a hold of Tom, while Loan considers this job done on her part. We also requested a copy of builders' insurance per freeholder's request, but didn't get a copy from Loan/ Tom. As it stands today, we would not recommending this team and would not hire them again. When and if our works get completed, we'll update this review.

Like all businesses we strive to make all clients happy. Therefore take any sort of feedback seriously.
Our clients keep telling us how well priced we are compared to other quotes they got. One of our key business principles is NOT to blow up any quotes -unlike other companies who send out higher quotes as they include a buffer for additions/changes- we keep our quotes low by just quoting what is requested. We work on tight margins from which our clients benefit.
In turn this means that in the event of additional works/changes being requested in the course of a project, which is quite normal as clients change their minds, then we have to charge for the additional work/difference. (In this particular project the client wanted more areas demolished, plastered and painted; chose a quartz worktop over the quoted wooden one; wanted drawers, pull out rails and shelves instead of standard shelves and coat rails).
Good quality work is our highest priority. (For example in this particular case, shortly before the project deadline the client asked for additional time consuming works including made-to-measure wardrobes. If we had agreed to do this task, which would have added additional profit to the job from our perspective, it would have resulted in not meeting the client’s deadline and rushing outstanding tasks. But we were not prepared to compromise on quality.)
Each project and client are unique. The project manager works with the client to whatever scope as little or much as they prefer. (In this particular project the involvement was on a high scale from start right to finish. In 9 weeks besides multiple regular onsite meetings, 90+ emails, 550+ WhatsApp messages and 7 shared Google docs/sheets collaboration files were exchanged/used.)
We strive to always help clients where it is reasonable and possible, even after project end. (In this case all efforts were made after project sign-off to address an issue with the shower by having the builder go back 4 times.) Though if a client independently makes arrangements with a builder months after project end, then it is out of the project manager’s control and goes beyond the agreed project management engagement, that ends when the agreed works are fulfilled and the project is signed off.
As a business we seek to make all our clients happy. In the nature of any business it is inevitable that time to time, a situation may arise when a company and client do not see eye to eye on everything. We regret this seems to have happened in this case and triggered this review. However, we sincerely wish the client all the best and hope they enjoy their home for many years to come.

Loan did a fantastic job in managing the complete refurbishment of our terraced Victorian house and delivered outstanding results within budget and agreed timelines.
The project covered everything from underlying infrastructure (electrial rewiring, piping, heating system), reproportioning several rooms and reinstating lovely period features to room finishes (new kitchen and bathrooms, plastering, painting, hardwood floors) - all to a very high standard.
Loan and her team are very professional, creative and have found wonderful solutions to layout and design questions we had to solve. Communication was always easy and transparent, and effective management coupled with great craftmanship and attention to detail have ensured great results. Cannot recommend highly enough.

We did a complete refurbishment this past summer in North London (Archway) and we couldn't have done it without Loan Sahin. She did a fantastic job in getting the project done on time, under budget and to the high quality we've expected.
She managed directly the builders (she works with a very good master builder) and ourselves to keep to a very tight project plan. She even had a gantt chart as to what needs to happen by when
Finally she helped with selecting & sourcing high quality materials at cheaper rates (directly from Germany!) and finding further specialty contractors (gas engineers, roofers, etc).
We were very lucky to have selected her and we won't do another refurbishment if she's not available.

I bought a two bedroom top floor flat that had been completely renovated by Loan Sahin. I'd seen so many cheap and unimaginative refurbishments. This one was completely the exception. Everything works beautifully - the open plan kitchen and sitting room area, the planning of the bedrooms and bathrooms - and every centimetre of space is utilised to maximum effect. She has a lovely sense of light in her designs and the place is a joy to live in. She's also incredibly helpful with all the small questions everyone has when they move into a new place, and her team is quick, quiet and totally professional.

Loan completed two renovations in the same building for me over 2014-2015 ( top floor 2 bed room apartment and a 2 bedroom garden flat ). Both involved a complete overhaul including design, layout and finishes plus planning permission for an open plan configuration in the garden flat. She handled all of this comprehensively whilst i was residing overseas and managed regular communications, budgeting and builders with the right combination of contact and initiative. We agreed an overall outcome, budget and level of finish at the outset. From there she established a work programme with the builder and coordinated the sourcing and delivery of all "fittings" for the builder to work to the agreed timeline. I cannot recommend her more highly for her integrity, creativity, client management and attention to "getting the job done" across multiple stakeholders
