Mindi and the on-site team were fantastic. He remains cool and calm no matter what curveballs or demands from his clients come his way.
Mindi and the team work to the plans they are given - but as we went through the build process, we had new ideas about lighting, niches, skylights - all of which were accommodated with a smile. Note it is up to the client to raise ideas vs. receiving recommendations.
The quality of the work was excellent, and Mindi made himself readily available whenever needed. My recommendation is to go direct to Mindi on any build matters vs Visionary, in order to speed up the process. Outside of initial survey and discussions, Visionary didn't actually visit the property again, so didn't have the context as the build evolved.
Thanks Mindi and team for a great job.

We are incredibly happy with how our loft looks. The glass took nearly 2 months to arrive but it was worth the wait...its absolutely stunning! Thank you to Visionary for helping with our project. The team of builders were really easy to work with and the process was pretty smooth from start to finish.

Our project just completed last month. Super impressed with how quick it went. There were a few issues during the build but the office helped me work out where the issues were and worked with us to agree a solution with the builder on site. I'd definitely recommend contacting Visionary at the early stages of your project as this was where they really helped us get prepared and organised for the actual works to start on the house.

Visionary completed our loft earlier this year. We were very happy with the workmanship and project management. The communication was great and they completed on time.
We felt very comfortable with the team working at our house

Visionary Lofts helped us with our project earlier this year. We had Maica guide us through the whole project. She was really helpful, especially when we got a bit confused with the sequence that the works were supposed to be completed. The job was finished in 2.5months and we are really happy with the end product. Thanks Lydia and Maica!

Hi, I have only just seen your reply, so would like to add in response (as an update to the original review, as Houzz doesn't allow replies):
You're right, but you fail to mention that we withheld the final £400 bill for the following reasons:
1.Re-installing the aerial line that had been buried in the wall cavity during the build
2.Sourcing a builder to remove plasterboard and fix a crack we had asked you to undertake
3.The late completion of the project – which overran by 11 weeks, entitling us to over £2,000 compensation as per the contract.
We didn’t pursue compensation for any of the above, because we just wanted Visionary Lofts out of our lives, and so decided to just withhold our last payment of £400 instead. For information, we withdrew our court claim for personal reasons and didn’t need the additional stress.
Regarding your removal from the architect referral programme, I have correspondence from them confirming that you now subcontract all your projects, and so were removed as they will only recommend businesses offering full accountability throughout an entire build. You no longer met those standards.
Regardless of your ‘evolving approach’, it’s unadvisable to instruct any building companies that don’t have any professional affiliations. At the very least, the Federation of Master Builders (FMB) membership, and preferably also TrustMark. These two industry bodies have a thorough vetting process, testing the quality and robustness of building contractors. Just a flag to anyone considering working with Visionary Lofts in the future.
Original review:
We used Visionary Lofts for our loft extension in summer 2021 and they have accepted no liability for a leaking roof - caused by no flashing being installed despite us paying additional fee to have the chimney raised to avoid leakage.
Anyone considering working with this company should be aware of a few things:
- They have no professional affiliations (no longer members of either the Federation of Master Builders or Trustmark).
- They have been removed from the preferred suppliers list of the architect we used, due to using 3rd party contractors – which was the case during our build.
- They are currently dissolving the limited company under which they trade (‘Lal Futures Ltd’) and have set up a new one ('Visionary Lofts PM Ltd.) All of this information can be confirmed on Companies House.
Please, save yourself a lot of trouble, and avoid Visionary Lofts.

As an update to our previous review:
After months of trying to communicate with Visionary Lofts, last week they arranged a conference call. JP the company director, who originally visited our house, spec’d the work, quoted for the project did not attend the call, despite us asking to talk to him. Instead he sent a new employee who is not familiar with our project and who is based overseas and has no way of visiting the property to inspect the issues.
They sent a roofer to inspect the original job that was done and two roofers have now concluded that a bad job was done originally and the roof needs to be stripped and rebuilt at the cost of £6,910.
Clearly the builder that VL originally procured and scheduled on our project was not fit for purpose. VL did not provide their service with reasonable care and skill. The project is not complete and will not pass building control due to the loft extension not being weather proof.
We have already paid £1,450 for the wonky walls and floors to be remedied and now we’re being quoted £6,910 by the Visionary Lofts roofer to fix the issues from the original installation which was done earlier this year.

Comment from Visionary Lofts:
While characterising this as an “update”, this is posted as a separate review from a different account and uses exact images posted in your original review. This only serves to maliciously damage our rating on Houzz. Please see below our response to your original review:
Hi Louise,
We are sorry to hear that you were not satisfied with the service received from Visionary Lofts. We would like to assure you that we take customer satisfaction very seriously and do not take such a complaint lightly. We have been reviewing the circumstances surrounding your project in full and all communications and actions taken by us and our staff. While our records show that the service we provided was sufficient, we are always seeking to improve the experience of our clients. Therefore, we are implementing the following measures:
•Sales and operational staff have undergone further training with emphasis on full client comprehension of our services.
•A new ticket system to track the status of enquiries.
•We have met with the contractor allocated to your project to ensure that higher quality control procedures are in place.
Unfortunately, your review does not give the whole picture surrounding your project. It paints us in a very bad light and unfairly works to damage our otherwise excellent reputation. A reputation which we have built through our attention to detail and a relentless dedication to meeting our clients’ needs. Not only our business, but others, whose livelihoods depend on what our business provides, could be negatively impacted. As such, we feel compelled to give more context and further details to the situation.
Your review suggests we have taken no action to try to remedy this issue which is simply not the case. Once we were made aware of the leak, we responded to your project manager on the same day. We emailed your project manager the next day and requested a weekly check-in call with our Construction Manager. The following day a site meeting was set up between the contractor for your project and your project manager to review and discuss the leak. Since the leak was reported, this contractor has visited the project five times.
As for the owner not visiting your project, yes he was present at the initial viewing and quoting of the work. However, as we have already informed you, there was a change in personnel around the time that your project began. It is not always possible for the owner to be available to talk with clients.
The most important fact that you missed out was that you had a separate roofing contractor unrelated to Visionary Lofts standing on and loading materials onto the roof that is now leaking. As you are aware, this is the main reason it is taking longer than usual for a resolution to be found. It is, in fact, quite common, not only in the construction sector, that such circumstances mean identifying the responsible party is not simple. Convincing one of the contractors to pay for the costs of repairs is further complicated as it has been known for clients to double-dip, i.e. going to each party separately, holding each responsible and receiving payments from each without all parties knowing. Having said all that, you have further omitted that the original contractor that worked on your loft has taken partial responsibility and offered to cover a portion of the rectification costs. Again, they were not prepared to pay the whole amount due to the separate contractor working on the same roof.

Visionary Lofts are run by a really lovely team who work to a high level of professionalism. They managed our job very well, pretty much on time (during one lockdown and a number of people off work due to Covid) and on budget. The systems in place make sure customers are very much in control, all helped along with Kasia's great project management skills. The trades they employ, in particular the building, electrical and plumbing team work to high standards, and are respectful that they are working in your home. The external window company, Ali Glass who they work with, again, were an absolute delight to have in the home, working around our lives with respect and all excellent company. Building projects are undoubtedly quite demanding, but we never had a cross work with Kasia, JP and the team, and they always responded incredibly quickly to any issues, calmly, and with a reassuring manner. Thanks to all the team, we are very happy with our improved home!

Visionary Lofts completed the loft conversion in my flat in the Herne Hill in Summer/Autumn of 2020 and I would recommend their services without hesitation. I work in the construction industry myself so I am aware of the challenges you can come across throughout the construction supply chain, however I can honestly say that JP and Kasia's approach to their projects is fantastic and if you need a loft conversion, these are the guys you should use.
From the early stages of my project, JP was always willing to speak to provide advice and recommendations on how to approach the project well before I was ready to consider getting quotes or even go ahead with the works. Once I was ready, JP was then great at explaining how their quote was built up and was fair and transparent throughout the negotiations. Visionary may not be the cheapest quote you'll get, but typically you get what you pay for and they will make sure your project is a success with a quality service at the forefront and without any hidden costs. Visionary have built a team of trusted tradesmen which they use on their projects and this is evident from the quality of the work.
Once on site (during the middle of Covid), the works progressed really well and whilst there were some challenges along the way, Kasia did a great job Project Managing and her team always did the right thing when issues did come up. The end product and the quality has far outweighed my expectations and overall the project was relatively stress free thanks to Visionary's approach.
JP and Kasia have created a great business and I wish them every success. If I ever need a loft conversion again, I will go straight to them.

Thank you for your feedback, James. COVID wasn't an easy time for building projects due to the numerous logistical challenges that we had never previously experienced. You were really understanding and accommodating - especially when things didn’t always go as planned.
The end product is stunning! We hope you are enjoying your new space

I was planning to carry out a loft conversion and full refurbishment to my home in Balham, South West London and after I obtained planning permission from the borough of Wandsworth I contacted a variety of contractors, including Visionary Lofts, to help me understand how much my loft conversion will cost.
I found the quotation process with Visionary Lofts to be extremely thorough, efficient, transparent and personable with a lot of time spent from JP understanding the various costs involved and changes that could be made, so I could end up with a bespoke quote that works for me. JP provided the most transparent and easiest to understand quote of everybody I spoke to.
I also met Kasia on one of their Loft conversion projects in Balham and found this very useful to get an idea of what the build will be like in reality, as well as meet Kasia in advance of committing to the build.
Overall I have been massively impressed with Visionary Loft’s attitude and efficiency in getting me to this stage with my loft conversion and would highly recommend them to anybody considering work on their house. I’m excited to get working with JP and Kasia on the build now!

It was a pleasure to show you around one of our sites Helen!
I find particularly useful when clients visit at least one live site to get a better idea of how the project looks like not only at the end but also during the less pretty period of build I look forward to work on your project!

Your project was a tricky one to quote. It had lots of complexities that really had to be considered early on to reduce the likelihood of surprises during the build period! I am really looking forward to seeing how your flat gets completely transformed in a matter of months. Exciting Stuff!!

Visionary Lofts completed our loft conversion in summer 2020.
We would very much recommend them - from start to finish the process, and the end result, were excellent.
JP guided us through the early steps (drawings, calcs, party wall) and then Kasia took over the project management once on site. Kasia managed it all, keeping us informed every step of the way via WhatsApp and weekly site meetings/calls. We had our loft conversion right coming out of the first Covid lockdown, so there were some extra challenges (supply chain issues etc). However, they figured all this out and kept things moving.
The quality of workmanship is excellent, and if something isn't right, they sort it. All the snagging issues were dealt with really quickly. Also, we had a small issue months later and within a day or so, they were round to sort it, no questions asked. Brilliant aftercare - and that matters when it comes to buildign work.
Importantly, we found both JP and Kasia to be friendly, reasonable, honest perople who you can trust.
Any building work is disruptive . But Visionary do a great job of taking away the stress so you can enjoy the process, and of course, the end result. We're thrilled with the space they created for us.
Five stars, easily.

We appreciate your feedback, as it allows us to address concerns and clarify any misunderstandings. It's essential to present the full picture, so potential clients can make an informed judgement.
First and foremost, regarding the leaking roof issue, it's crucial to note that the resolution took longer due to unpaid invoices. You had refused to settle the bill for your project, which impeded the process. Our commitment to resolving issues is unwavering, but mutual cooperation is essential.
Furthermore, you’ve omitted the fact that you threatened legal action to pressure us into covering unreasonable costs. However, when we declined to be coerced, you withdrew your court case just weeks before the hearing date.
Regarding the change in our company structure, Visionary Lofts has evolved its focus from construction to loft project management and facilitation. This shift has been transparent, and our new company, 'Visionary Lofts PM Ltd,' reflects this change. It's a legitimate adjustment, not an attempt to hide any wrongdoing.
Regarding your reference to our affiliation with professional bodies, we voluntarily left the Federation of Master Builders (FMB) and Trustmark due to our business model, which no longer requires FMB membership. This decision aligns with our evolving approach.
Additionally, your claim that we were removed from your architect's referral program because we used third-party contractors is inaccurate. We advised the architect to remove us because our project management model did not align with their referral scheme.
We'd like to emphasise that our operations are entirely above board. The dissolution of our previous company, 'Lal Futures Ltd,' is part of a natural evolution of our services and is not related to any wrongdoing.
