“When we moved into our" tired" 1920s cottage we could see it had potential, needed updating and the current layout didn`t flow however we really didn`t know where to start. James had done an excellent job for me designing an extension on a previous property( Wychwood Cottage, Oakhill) so without hesitation we knew he was the right person to help us with this project too. He listened to what we wanted from our home and on visiting immediately saw the solutions. He split the work into 3 phases and advised us of the order to do. As we are living in the property this provided the benefit of concentrating on one area at time, thereby allowing better control of our budget and securing the finish of one phase before moving one to the next and enabling a break between phases to restore our sanity rather than having to live on a building site for months on end and the risk of going over budget and unable to complete any areas. The first 2 phases were reconfiguring the current cottage to make full use of the space available. The 3 rd phase is an optional extra : the addition of an orangery which would increase space and enhance the current cottage and wonderful views it affords. We have now completed phase 1 which has most definitely provided the Cottage with the "Wow " factor achieved by knocking the existing back room and kitchen into a light airy kitchen/ diner with a working area flexible dining area and retaining the log burner and chilling out area with sofas. Altering the position of the door to the previously messy utility room has enabled a shower room with toilet to be put in whilst till retaining laundry facility, storage and space for the dogs. A stable door through optimises light and views but provides the option that any mess can be hidden if necessary! It really is a lovely space and so flexible now - all our visitors are amazed at the difference and love the light and airy homely feel. W are about to embark on phase 2 which involves swapping a bedroom and family bathroom. The bathroom will then be above the utility room which also houses the boiler with the outcome of a larger 3rd bedroom and all the unsightly pipework at the back of the house will disappear as all water and waste will be on one side of the building. “Architecture Unknown had the vision to guide us through a full conversion of a grade II listed building. The result is an inspirational combination of traditional Georgian features in the listed front part of the house with a modern light filled kitchen extension at the back involving a bespoke glass roof and window seat. The back elevation is a particularly impressive mix of traditional brick with modern glass and anthracite. The project was immense including full loft and cellar conversions, AU held our hands through complex relations with a myriad of professionals including party wall surveyors, conservation officers and building contractors. Much of the construction phase took place during the COVID pandemic which added an additional layer of complexity. AU were flexible and agile in an ever-changing situation and ensured safe working at all times. Their presence was calm, reassuring and professional. We would not hesitate to recommend them.”

“I feel very fortunate to have discovered Llama Property Developments. This came at a time when my wife and I were struggling to comprehend the sheer size and scale (and opportunity!) of our build. What you will get from Llama: 1) Honesty - they will not pretend or lie to you about what is possible/achievable. 2) Professionalism - I'm actually a Project Director in another field - but Andy's ability to run projects, to time, agreed spec and budget - and at any give time, see the 'whole picture' - is startlingly good and key to the success of your project. 3) Creativity - yes you're paying for a service - but having access to such a wealth of experience and ideas - which enables Andy and the team to make sensible, achievable and appropriate suggestions all the way through is a huge plus 4) Quality - the quality of the tradesmen/professionals in the Llama team really has to be seen to be believed. From Planning Consultant, Architect and Project Manager, to Builders, Carpenters, Interior Design etc - the output is incredibly good. I genuinely have not seen better. 5) Proven Track Record - this was a big thing for my wife and I (to put our minds at ease). Look at what Llama have achieved - their portfolio (and don't forget the awards!) isn't simply impressive - their work is stunning. At this end of the market, my experience is that some companies are still 'playing at it'. Llama are the real deal. I have no hesitations in recommending them and will be using them in future.”

“I contacted Andy Wilde for a quote after reading a recommendation. He has been excellent throughout. He has been extremely reliable, arriving exactly on time for meetings (which I find very important) and always keeping me updated of every stage of the process. He listened to all my wishes and was also very helpful when asked for advice, being very approachable. He kept to time on all aspects of the job and is also going to be available for advice and supervision during the build.
