Hi, 10£/sqm is a stretch for real wood. You need to find commercial surplus, ideally directly from contractors doing the work. Reclaimed isn't necessarily cheaper than new because of the demolition/cleaning work required. In the 10..20£/sqm range you can usually find sizeable joblots online, both for solid and engineered flooring. Below that, you need to be lucky; scout flooring/tiling shops (I had topps tiles offer me solid oak T&G planks for 9.50£/sqm last year ... but only 12 sqm and I needed 15). I ended up buying some from Havwoods for 15£/sqm... Talk to as many vendors as you can find, and occasionally follow up. The problem is, you may have to take what's there... style to your liking or not. Also keep in mind that laying the floor (May red underlay and glue, plus the work) will cost more than 10£//sqm. The cost savings from cheaper materials levels off.

A real aged wood floor like yours can be a beautiful feature; mine looked like attached after thorough sanding and varnishing (that picture taken nine years after the work). If you want to preserve the classical / original style of the flat - start with keeping the floor really! It's possible to whitewash it (just apply limewash after sanding/cleaning) but it being softwood (pine), a few hard varnish coats afterwards may still be useful to protect it. Unless major structural work touches that floor... would really try to keep it. Mine had to go, structural work underneath, and woodworm...the one thing I'm really sad I lost.

I have used Amtico Spacia oak next to laminated oak flooring and it isn’t really good enough - wish the whole thing were the Amtico as it is so practical and looks very nice in itself and will rep;ace the laminate when it’s got too tatty to bear any more! Perhaps real wood stairs would be better against the Amtico if each material is a very different colour - e.g. dark oak and pale ash or real oak stairs and Amtico as a bleached or limed oak

If considering wood you could get unfinished wood installed. Companies such as Wood Floor Accessories are a great supplier. Having it finished on site means a finish can be picked that works for your home. Each home has variables such as pets, different traffic and the owners desire to maintain the flooring or aversion to maintenance. Having wood finished on site has advantages. You can pick the highest quality product that works for your budget. The range of finishes available is quite wide. A professional company will try to understand your home and recommend the appropriate finish. They will also understand how easily the finish was can be renovated in the future. Amtico is an extremely robust product but being plastic, is just plastic flooring. It has its place, as does wood. In areas that have plenty of light surfaces, scratches show very easily on Amtico, Karndean etc. The manufacturers push a polishing maintenance product on consumers. However, this needs to be stripped and reapplied on a regular basis.
