Great advice guys. Regarding the sink / dishwasher - I completely agree, an oversight at 2am (it's addictive this planning). With regards to the middle of the house, I'm completely torn. I have drawn several other options where we have created a den for the kids in the old kitchen, the utility and W/C up against the living room wall and then used the breakfast room as a study/homework room but my better half is very keen to replicate the ability to see throughout the house as much as possible as we have this in our current home. An earlier drawing blocked off the existing hallway after the stairs and had a crittal style window in enabling you to see into the kitchen but provides more wall space for units - freeing up the other end for full width industrial Windows/doors....... Decisions decisions. On that note - any recommendations for architects/designers (suitable for drawings to be submitted under permitted development/structural engineers report and tradesmen instructions) that cover north Kent (Medway)? Think they're coming back a bit now anyway! I would just want a bigger space for the kitchen than in option 3, which opening it up would give you. Apart from that (and having to carry all the plates from kitchen to dining room and back!) I really like it

That is a hard call. I slightly prefer the three bedrooms. But I do not like the long Hall way inside the double doors of the master bedroom. I feel this will be rendered a useless space by the swing of the double doors. It might be better to give this to the landing. But then your making the bedroom smaller, which isn’t good. Alternatively use a single door. You will still be walking down a corridor thou to get to your bed. I prefer the orientation of the bed in this design. For such a beautiful and spacious home, your walk way up to the bed in one design is quiet tight. I’m not sure you are quiet there yet. You don’t want to go to all this bother & cost and not tick all the boxes. Ask yourself some questions; The extra bedroom is very small in comparison to the grand size of the other bedrooms. Will it ever be used? The en-suite has a toilet under a window. Are you happy with that position? How large a space do you need for clothes, shoes, handbags etc? Do you need a space for a dressing table? Do you want ample room to walk around the bed? Consider the orientation of the master bed from two points. A when you walk into the room & B when your in bed. Do you want the main bedroom to feel spacious or is storage etc more important. Sometimes asking questions finds clarity and then you can make the right choice for you. I hope this helps.

For option 2 , I would get rid of the sink or at least get a much smaller sink (maybe a mini butler) in the 2nd plan. It takes up far too much space. Alternatively, you could move the sink to the opposite wall. Either way it makes the utility room really cramped. Especially if you're trying to fit a boiler, sink, stacked units, cleaning products and a radiator in there. Is there a separate door to the toilet? Option 1 gives you a bit more wiggle room to fit all the items you want inside. You'd lose about a meter from the garage but I think it'd be worth it. If the door swung outward or a pocket door was installed, you could have a mini corner sink in the toilet. Go for a narrow width door in either situation 680mm.
