help needed for new ground floor plan

We are about to move into this 3 bedroom bungalow. We are planning a loft conversion with 2 bedrooms and a shower room and want to get the most from our downstairs area (we need to put some stairs in the entrance somewhere). We want to get an office area/room, a play room/guest room, a double bedroom, a kitchen/diner/lounge area(s). Cant afford extension, just want some ideas on how best we can use the space. All ideas very gratefully received!

    You could move things around so that you could expand into the space at the back of the garage.

    Hi Angie


    You could take away the space for bedroom 3 and put your stairway in there. Possibly a U shaped stair that will open up the space and give you a beautiful welcome area.


    Take the wall away between the kitchen/living room to give you a large, open plan living/dining/kitchen area. If you really want to go all out I would just have a minimalist kitchen with one bank of units along the wall to the front garden and a large island with cooker in the middle.

    thanks for your comments jonathandb1972, hadn't considered using the garage space. Its good to have someone with fresh eyes looking at the project. We keep thinking of it as it is with some minor changes to the use of rooms rather than looking at the space from scratch. definitely worth thinking about, thank you.

    Hi bespokeible. Thanks for your comment, we were considering taking that wall out and having one large open plan kitchen/diner/lounge but hadn't thought about moving the kitchen part to the front of the house. We were considering moving the wall to the left of the front door (its only a stud wall with glass from waist height upwards) to the left some more to allow us to put the staircase in without losing bedroom 3, and perhaps moving the front door to the left a bit as well.
