Comments (36)Hello again!! Just short of 2 years later, my den is finally finished and looks pretty much like how I've envisaged it. Few months ago, I was extremely lucky to meet this carpenter who is really good and doesn't mind building my 'designs' :)) and we got to work. As you'll notice, in planning the space, I've used a mixture of your ideas above: it has a secret door, a (folding) desk, it's a bit of an art gallery and has a few other surprises! The initial plan had to be altered to accommodate my new hobby :)). Almost one year ago, I had this mad idea to start painting (on) glass and then to make silly clay figurines, so I adapted the space to suit my pursuits (like the slightly tilted shelves for paints, peg board for scissors, top shelf for expo, etc). Plus, you can't really tell which of the panels are in fact secrets doors!! As for the rest, I bought a rubber mat to protect the oak floor and I'm using a trolley for the rest of the materials, so it can easily be moved out the way in case we need access to the back. Comments (3)Removing lots of walls has cost implications plus you may loose original features such as coving. Furthermore local fire regulations may prevent you getting rid of a safe route from bedrooms to the front door avoiding the kitchen where most fires start. If it were me I would be employing a designer or concept planner to help visualise the options- this is likely more cost effective that exploring with your architect. If you use this type of service they can help you explore what you need to live..... this might be storage, laundry facilities, room to work, insulating sound from bedrooms, containing cooking smells, taking advantage of light or views. It is worth considering the rest of the accommodation in the apartment too.... for instance if there is only one or two bedrooms you might decide to create an extra bedroom in this large space to maximise the resale value or swap the bedroom area and living areas if there is better sun elsewhere in the flat. Comments (3)hi I think either way can work well as long as it well thought out and flows correctly. in terms of who to hire, I think that depends on what involvement you want in you overall design. if you hire a good architect you will end up with a well planned home and probably a better overall design than an interior designer will provide. either way you will need to manage them to ensure that the design doesn't exceed the budget you have for the scheme. make sure you get something that you want and be open to alternative options. 100k is not a huge sum to spend on this work and if designed well it can add more in terms of value back to your home plus you get the benefit of a nice home to live in and enjoy . one last point, make sure you select a builder that is reliable. the construction period is the time when you will be und we r the most of stress and if you have a good builder you will have a pain free experience. choosing badly can result in lots if issues. if your money can stretch employ a Project Manager to safeguard your money and ensure you are not overcharged for things. best Rowland...See MoreArchitect + Builder vs Design & Build
Comments (10)Hi Sonia, Design & Build is like a one-stop shop for the whole job. They would draw up the layout plans, apply for planning, and then undertake all elements of the build including groundwork, construction, plumbing, electrics, etc. Taking this route is like buying all your food from the supermarket, rather than going to the bakers, the butcher, the greengrocer etc. In the supermarket simile, I would say the main advantage of supermarket shopping is that it is more convenient and saves time, however going to the butcher, baker etc would be better quality and more choice. Maybe it's the same with my query... maybe Design & Build is quicker and more convenient but architect and builder gives you more choice and better quality!??...See More- 7 years ago
