Do you have a sales plan, I am trying to understand where's the garden. I can already see the possibility for having an open plan living kitchen dinning. This can be done by swapping the bedroom to the right with the kitchen then omitting the walls between the lounge, hallway and new kitchen area, if they are not structural walls.

I don't have a good picture of the garden area but it has plenty of space around the back and sides just none really at the front. I thought maybe you could change the front door to the back of the house possibly at that back corner could that work? I like the idea of open plan kitchen dining living. I have only myself seen the pictures of the house I haven't seen the actually house just yet.
