uneven floor level

Looking for some advice or thoughts. Our builder has poured concrete in our kitchen extension to the level of the existing floor joists, rather than to the level of the floorboards. The difference is 18mm. Now when we have had a flooring company to come measure up for laminate flooring they have pointed this out and no way to match it up- there is not enough room between the concrete floor in extension and the new bifold doors to “build up” to the existing floor board level with room to fit flooring on top.

Builder is saying he has done nothing wrong, he has poured concrete to the right level as he says they shouldn’t be laying laminate on top of the existing floorboards. I can’t understand it, everyone adds flooring on top of existing floorboards, with underlay as well? Im Meeting builder and flooring company together this week so they can discuss with each other rather than both telling me there is nothing they can do.

RH that is exactly the solution that we went for, only option. Glad the builders could work it out. Thanks everyone for your input.

It sounds like your new concrete floor needs an 18mm covering to get it to the same level as the rest of your house..... this is the same thickness as ply.... donuts a problem easily sorted. Either your builder or flooring people need to overboard the concrete

Hi Jonathan, thanks for comment. But they didn’t leave enough space when putting bifolds in- there is only 25mm between concrete and bifold. So if 18mm of that is covering we only then have 7m for flooring- which isn’t enough for our plan for Quickstep. So now I’m frantically looking for thin flooring option but also just annoying that we have limited options and cannot have the flooring we wanted throughout the ground floor. Does it sound like builder mistake? Not sure why they wouldn’t have matched it level or left room for flooring company to do so. Thx

Planking is suitable for UFH up to 27C. Flooring has been down about 7 months so heating has been on over winter (at 19C) - not currently on. I suppose it’s possible there’s not enough depth over the pipes and so it’s transferring heat above the set temperature. I hadn’t considered that, just assumed it was cracking due to changes in the level underneath. How would you suggest checking the actual floor temperature? Or is the easiest solution to get the screed/self/levelling compound redone? Do you know what the minimum depth should be?

Tiles and skirting like the existing would be best, if you could find similar tiles. You could use scotia instead of skirting, but it would look better if you removed the existing skirting too, which would mean repairing the walls.

A good carpenter will brace the joists with additional Timbers….. or replace joists so you don’t need a structural engineer. Separately - are you sure 3cm sag in the middle of the room would be noticeable? Lots of us have lived with more.

When we done our renovation, the doors company came out and between the door company and the builder they made an agreement on where the level would be to allow our chosen flooring to get put down. We told them what flooring we picked and the height requirements for that. Based on that, the size of doors was calculated and height at which they would start at. It sounds as if that wasn't done. Did you tell the builder what flooring you were having and the heights it needed and was this all set out before the doors went in?

Well the bifold that has been fitted is now a fixed point/level and so that is what your governed by along with the concrete, so your solution will have to be with the floor boards i’m guessing. Could you lift Your floor boards and noggin in between the floor joists, then inlay floorboard between the joists bringing the level down to the finished concrete level.
