I love bungalows- so flexible. Do you need 3 bedrooms? Can you use the architect plans but remove the sun lounge ? Then use bed 3 to create a more generous living space. Should be within budget.

On your plan an occasional guest seems to be benefiting from a bigger bedroom and bathroom than you have with the modest ensuite. Also the proposed sitting room is a difficult room to furnish as its long and thin.

So I offer this alternative that doesn’t require taking out a chimney or reconfiguring the back door and building a smaller extension to reduce costs.

If you're going for a full width extension where the conservatory was - I'd try an open up the wall between it and the lounge/kitchen as much as possible...

Entirely remove it if you can - or at least one side lounge or kitchen make it the same room rather than added on?

Hi! Your budget might be a bit tight, especially if you want an extension (they usually cost so much money + the rest you want to do). But nothing is impossible if you're able to do some things yourself. For example painting is easy, if you want wood floors the T&G floors are super easy to install ;) I will soon start our house renovation with a budget of £5000 and a little help from our family ha! Lovely, as a pro builder/architect I recommend buying all the materials yourself with super discounts (more than 40%) and also hiring all the pros yourself, while managing construction. For easy unmeasurable tasks pay them daily, for measurable and tangible tasks ask for budgets. Best of luck
