We have been approved planning permission to extend single storey, front and side With sky lantern. we are set on a flat roof with wildflower and sedum. Considering keeping the tiles. front door will be moved forward and there will be a window on the left. Not sure what the new render should be for the extension? Brick ? Comments (5)Danny's advice is accurate. The building regs (part F) updated in 2021/22 and specify background ventilation (trickle vent or MVHR generally), purge ventilation (opening windows) and extract (bathrooms and kitchens). A passivhaus (german standard of low energy usage with specific criterias, certification etc) have some criterias that you can achieve any way you want (different building methods as long as you reach the right U-values etc) but it would require a Mechanical Ventilation Heat Recovery (MVHR) system as it is a key part of the background ventilation. For those that are not sure how an MVHR works, basically it takes the heat from the outgoing warm stale air when it needs to avoid that all heat leaves the building (say when you open a window....) while it takes in fresh (often cold) air. Same for when it is too hot, it reverses the process until it reaches a good indoor temperature. The area of the bigger 1930s house is getting large amounts of redevelopment from the local council and is being seen as “up and coming” - I’m not looking for a house to do up and sell on, it’s taken over 2 years to get this far as we’ve lost out on so many houses in this climate. I’m looking for a home, maybe/hopefully a forever home, so in the long run the 1930s big house has won it for me. We put in an offer of £285k and agreed on £295k which I’m really happy with. Just have to see what the survey comes back with and fingers crossed we actually get to the finish point with this one compared to all the others in the last 2 years! Also there’s a big push for green space and none is being allowed to be built on, so that helps with the bowling green at the back! Thank you for all your advice though!
