This expansive open-plan lounge from a Haus360 Orpington extension project showcases a continuous flow of light grey wood-effect flooring. The long perspective leads your eye past a modern white media unit and vertical radiator into a bright new dining and living zone, where large black bi-fold doors frame views out to the garden.

Our clients are a family of four living in a four bedroom substantially sized detached home. Although their property has adequate bedroom space for them and their two children, the layout of the downstairs living space was not functional and it obstructed their everyday life, making entertaining and family gatherings difficult. Our brief was to maximise the potential of their property to develop much needed quality family space and turn their non functional house into their forever family home. Concept The couple aspired to increase the size of the their property to create a modern family home with four generously sized bedrooms and a larger downstairs open plan living space to enhance their family life. The development of the design for the extension to the family living space intended to emulate the style and character of the adjacent 1970s housing, with particular features being given a contemporary modern twist. Our Approach The client’s home is located in a quiet cul-de-sac on a suburban housing estate. Their home nestles into its well-established site, with ample space between the neighbouring properties and has considerable garden space to the rear, allowing the design to take full advantage of the land available. The levels of the site were perfect for developing a generous amount of floor space as a new extension to the property, with little restrictions to the layout & size of the site. The size and layout of the site presented the opportunity to substantially extend and reconfigure the family home to create a series of dynamic living spaces oriented towards the large, south-facing garden. The new family living space provides: Four generous bedrooms Master bedroom with en-suite toilet and shower facilities. Fourth/ guest bedroom with French doors opening onto a first floor balcony. Large open plan kitchen and family accommodation Large open plan dining and living area Snug, cinema or play space Open plan family space with bi-folding doors that open out onto decked garden space Light and airy family space, exploiting the south facing rear aspect with the full width bi-fold doors and roof lights in the extended upstairs rooms. The design of the newly extended family space complements the style & character of the surrounding residential properties with plain windows, doors and brickwork to emulate the general theme of the local area. Careful design consideration has been given to the neighbouring properties throughout the scheme. The scale and proportions of the newly extended home corresponds well with the adjacent properties. The new generous family living space to the rear of the property bears no visual impact on the streetscape, yet the design responds to the living patterns of the family providing them with the tailored forever home they dreamed of. This project involved the refurbishment and extension of an existing terraced house in Dublin 6. The clients growing family and wanted a comfortable and contemporary home that they could grow into as a family, at the heart of this project was an open plan kitchen and dining extension to the rear of the house. Practicalities were also really important in this city location so the front garden was opened up and lowered for a much needed parking space.

The brief for this project involved a full house renovation, and extension to reconfigure the ground floor layout. To maximise the untapped potential and make the most out of the existing space for a busy family home. When we spoke with the homeowner about their project, it was clear that for them, this wasn’t just about a renovation or extension. It was about creating a home that really worked for them and their lifestyle. We built in plenty of storage, a large dining area so they could entertain family and friends easily. And instead of treating each space as a box with no connections between them, we designed a space to create a seamless flow throughout. A complete refurbishment and interior design project, for this bold and brave colourful client. The kitchen was designed and all finishes were specified to create a warm modern take on a classic kitchen. Layered lighting was used in all the rooms to create a moody atmosphere. We designed fitted seating in the dining area and bespoke joinery to complete the look. We created a light filled dining space extension full of personality, with black glazing to connect to the garden and outdoor living.

A unique, bright and beautiful bathroom with texture and colour! The finishes in this space were selected to remind the owners of their previous overseas travels.

A bespoke water feature design integrates with the corten steel louvres of the house extension. The water feature, and the planting beside it, is positioned in close proximity to the glazed extension to bring the garden into the house. The internal concrete flooring is continued outside. To complement our paving design, we also designed a modernist concrete dining table and benches tailored to the space. The garden design softens the building with the introduction of lush, naturalistic planting and a bespoke water feature.

For a lot of people, a conservatory is still a first thought for a new extension of a property. With that as a thought, the options available for conservatorys have increased drastically over the last few years with a lot of manufactures providing different designs and colours for customers to pick from. When this customer came to us, they were wanting to have a conservatory that had a modern design and finish. After look at a few designs our team had made for them, the customer decided to have a gable designed conservatory, which would have 6 windows, 2 of which would open, and a set of french doors as well. As well as building the conservatory, our team also removed a set of french doors and side panels that the customer had at the rear of their home to create a better flow from house to conservatory. As you can see from the images provided, the conservatory really does add a modern touch to this customers home. In this image, you can see the customers conservatory with the frame of the conservatory being installed.

This games room is a Liverpool FC / F1 fan's dream. With state of the art sound systems, lighting and smart TV it's invigorated refurbishment is set off to full effect. Sometimes even the simplest of tasks can bring about unexpected hurdles and getting the lighting accurately spaced proved a challenge in this basement conversion ... but with clever staff we got there. Coved uplighting in a soft white adds warmth to the optical allusion of greater height and the Zoffany textured wallpaper gives a 3 dimensional luxury mount for the owners' extensive memorabilia. A bespoke external door allows light to flood in, and the designer carpet, traced and imported from Holland, via Denmark thanks to Global Flooring Studio, gives a great sense of the industrial when next to the steal framed staircase (more of that soon).
