RAR Architectural Services designs house extensions for homeowners across the North East of England. The practice is run by Alistair Oliver, an architectural technologist based in Gateshead, and takes projects from first sketch through to the drawings your builder works from. Most clients arrive with the same question: can I do what I want to my house, and what will it cost to find out? We answer that in a free initial consultation. If your project falls under permitted development, we'll tell you — saving you the planning application fee and roughly eight weeks. What we do • Measured survey and existing drawings — an accurate record of the house as built, which is where most extension problems begin. • Design and 3D visuals — you see the space, daylight and sightlines before committing. • Planning applications — householder applications, lawful development certificates, non-material amendments and pre-application advice, submitted and managed on your behalf. • Building Regulations drawings and specification — the technical package for building control, coordinated with your structural engineer. • Tender drawings — enough detail for builders to price like for like, so quotes are comparable. Project types: single-storey rear extensions, two-storey and side extensions, wrap-arounds, kitchen extensions, loft conversions with dormers, garage conversions, annexes and outbuildings, and alterations to older and listed properties. Under permitted development, a detached house can usually extend 4m to the rear and a semi-detached or terraced house 3m, subject to height, boundary and materials conditions — doubling to 8m and 6m under the larger home extension prior approval process. Flats, maisonettes, listed buildings and homes in conservation areas are excluded, and permitted development rights may have been removed by condition on newer estates. We check your specific address before you spend anything.

For most domestic extensions, no. Extensions are a technical problem more than a conceptual one — the value is in accurate survey work, buildable detailing and getting through planning and Building Regulations without delays. That's the specialism of an architectural technologist. RAR is run by Alistair Oliver, who holds a BEng in Mechanical and Architectural Engineering and works daily in commercial BIM coordination, so your extension is detailed to the same standard as large-scale construction

Feasibility and pre-application advice starts at £125. Planning drawings for a single-storey rear extension start at £750, and a full planning and Building Regulations package starts at £1,500. These are design fees only. The council's own householder planning application fee is £548 in England from 1 April 2026, with no VAT, plus a £91.02 Planning Portal processing charge unless you pay the council directly. Building control charges are separate again. We quote a fixed fee in writing.

Local authorities have eight weeks to determine a householder application from validation. Allow two to three weeks before that for survey, design and preparing the submission. A lawful development certificate is typically determined in the same eight weeks but carries no risk of refusal on design grounds.

Yes to both. Planning permission and Building Regulations approval are separate consents, and planning drawings alone are not enough to build from. We produce the full technical package — sections, construction details, insulation and ventilation specification, and structural coordination with your engineer — for submission to building control.
