We recently completed a side return extension on our Victorian terrace and had a fantastic experience working with Model Projects. They handled both the design and the project management, and we genuinely felt supported throughout the entire process. A special thank you to Sophie, who was our main point of contact. She guided us clearly through each stage, helped shape the design, and was always responsive and reassuring during the build. Her project management was exceptional and she repeatedly went above and beyond to keep things running smoothly. We are absolutely delighted with the final result. The space is beautifully designed, highly functional for our family, and has completely transformed how we use our home. We meet Sophie and James from Model Projects after meeting several other architects. We realised that they understood our tastes and what we were trying to achieve with our new extension. We liked their enthusiasm. James' design for the build fulfilled our brief, which had to include the height for a chandelier!! Model Projects also helped us through the torturous planning stages with Greenwich Council, and introduced us to several builders. We chose Profast, who were excellent. We felt supported by James throughout the build, especially when there were issues with the construction of the windows. We are very pleased with the final results and we would recommend Model Projects to anyone undertaking a similar project.

A year later we contacted them and James came to our house to measure, gain an understanding of our project and what we wanted to achieve. He walked through the house looking at how we currently used the spaces and gave good suggestions. We hired Model Projects to renovate our property in 2020. We had no experience in house renovation and with the Covid 19 pandemic we look on a massive gamble / risk to get this done. We had started the planning a few years back so just wanted to get the project moving as soon as it was possible. Model Projects assigned a wonderful gentleman called Irakli, to project manage our build. Well, this is where the story starts! Wow, Irakli was amazing! He got this project moving to such a speed we are amazed! He was professional, diligent, highly organised and DELIVERED. He worked with us to get our end result! To be honest we could not have done it without him! He took all the stress out of our build. To top this we had Wojtek from Balham builders, the best builders in town! Together with Irakli, Wojtek delivered on their promise and gave us not only our dream house but on time! They were a great team. Considering there was a pandemic, the forward thinking, planning, organisation, hard work and commitment is what was spectacular! There was never a delay. For that we applaud Irakli and Wojtek. Model Projects were really good to work with and we would definitely recommend them to others. We used them to completely redesign our house - adding a rear extension, converting the loft and flipping the staircase. They met us several times to understand our requirements, making good suggestions and working closely with us to revise the design until it was exactly as we wanted. The designs they produced were excellent - they really gave us a sense of how our house would look and the detail was easy to understand. Our project hit a snag because of an issue with Thames Water but Model Projects really helpful in rethinking the design and revising our plan to meet the changing requirements. Although it took some time to resolve the problem, Model Projects kept us up-to-date with developments and stayed engaged throughout. Model Projects sourced three builders to give us a quote and the builder we went with - GJ Design and Build - were brilliant. Although the planning phase took a long time, the building project finished to the timescale agreed and we moved back in just in time to get settled before our child was born.

I would like to comment on the below 'review' by Gemma Browne. Whilst I have not worked directly with Model Projects I was engaged by Ms Gemma Browne and Mr Nick Moodie as their Interior Designer following on from Model Projects, and it was my recommended Contractor that took on their building works in SW2 As an independent interior designer with 20+ years in the industry I found my professional experience with these clients to be 'very difficult'. They raised disputes not just with Model Projects, but with myself, the Contractor, Trades and Suppliers and we all found that they consistently attempted to reduce their financial commitment for the payment of goods and services, despite being given huge goodwill gestures and considerable trade discounts. There are factual inaccuracies in the below review and unfortunately this client has not managed to maintain a respectful relationship with many of the professionals they engaged on their project. It would be fair to say that the below review can be disregarded as a small and petty attempt to damage a hard working small business reputation that all the other reviews show to be excellent.

A friend recommended Model Projects to us because of the work they had done on redesigning and converting his house. He liked their youthful can-do attitude to problem solving in contrast to the weary, defeatist responses of other firms. Our experience was that Model Projects provided clarity, reliability, imagination and dependability. They took all the strain from us including deftly negotiating with the planning authorities on our behalf. Model Projects recommended a contractor but we did not take them at their word: we put the work out to tender. It was a substantial job, involving a loft conversion to create an additional bathroom and two bedrooms, and a large ground-floor extension. Their contractor won the contract and we could not have been more pleased with the result.

After reading all the reviews here we had such high hopes but were bitterly disappointed with the experience we had using model projects. The team assigned to our project lacked experience and made very basic errors including to the drawings: windows were missing, dimensions on floor plans were incorrect. When we came to the build this had serious and pricey knock on implications for us, but Model Projects washed their hands of it by that stage (i.e once they had been paid). The main contact we had initially with James who runs the company was great - he seemed very capable and smart, had good experience etc. So far so good. But once we signed on the dotted line we were passed to a much less experienced member of the team. They were perfectly nice, but just hadn't done this enough times to be the advisors we needed. We'd never done this kind of thing before and we hired Model Projects specifically to guide us on i.e what a sensible layout would be, where we might want electrical sockets etc. We found at every turn they put it back to us instead: 'what do you want'?, which didn't help at all. To top that off the planning application they put together was rejected by the council multiple times for small things that they would have known had they had more experience (i.e appropriate window height on a roof extension). When it came to their 'little black book' they have one good kitchen supplier but that's it: the builders they recommended were incredibly expensive and their tender was completely lacking in the detail required by our builder (we had to find one ourselves) who we then had to completely re-do a tender for once he realised the actual project requirements, which delayed our whole project. Using Model Projects for a design and build was a huge waste of money and we would not recommend.

To address some of your points….

Over the years, we have discovered that managing clients expectations regarding how much input they would like to have in their project varies dramatically. Some clients know exactly what they would like and others need guidance. As we progress through our process, we discuss the design, power and lighting options, layout options, with all of our clients. However, it is ultimately the clients decision on their preferred choices. Our role as the specialist is to provide you with all of the information to empower you to make an informed decision.

During our detailed design and technical phases, we work with you to help source products and as part of this process can recommend suppliers. These providers are companies that we have used in the past, have a relationship with, and more importantly are companies who offer a good quality product and service. On the whole we do try to give you one or two suppliers of products to choose from. Our list of companies is constantly being updated year on year, and increasing as we work with new providers.

In regard to contractors we are happy to refer contractors we have worked with in the past, but always recommend that clients add one or two other recommended contractors into the tender process. Generally the contractors that we have worked with in the past are in the middle region of total build cost and market rate, this is of course per project.

Unfortunately, there is no guarantee with any planning application. We submit applications within the required guidelines, but the outcome is ultimately in the hands of the Local Authority.

We used Model Projects to guide us through the remodelling and renovation of our newly purchased house. We already had a fairly clear idea of what we wanted but James and Fatimah also added some great architectural and design ideas. Their packs provided incredibly detailed computer drawings which assisted with making important decisions throughout the process. Our maximum budget got lost in the detailed design stage but the level of detail in the Construction Pack, together with Model Projects’ positive, “can-do” attitude, ensured the project was brought back within a deliverable budget. Model Projects’ industry connections were also highly valuable and their existing relationship with a top quality builder, George, meant the construction process went smoothly and was completed within time. Overall we would be happy to recommend.

Finally - a young, vibrant, technology rich team of architectural designers who bring not only fresh ideas, but also an innovative approach to the whole design process. Having explored, what I now refer to as traditional, local architects, including ones we'd used before where we even went to the expense of having drawings made, we found that none of these firms was coming anywhere close to the rough design that I'd drawn up, and indeed one firm even said that it wouldn't be possible. Undeterred we took my scrappy drawing + lots of questions to one of the National Build/Renovation shows where there were over a dozen architects exhibiting, including Model Projects. We sat down and ran through our drawings and listened with interest to the thoughts and approaches from all but two of these architectural firms - we stopped after meeting Model Projects. Model Projects impressed us there and then with what we viewed was a 'can do' attitude, looking for solutions rather than excuses, that they were using technology brilliantly and had a low risk entry cost for us which essently placed more risk on Model Projects to 'walk the talk' - and 'walk the talk' they certainly did. Through a combination of great technology, great talent, vision and, we suspect, lots of patience!, Model Projects came up with the design we were looking for, and because they use great technology they were able to work closely with us and model changes, which they quickly brought to life with a few key strokes. They also put their personal emotions into the project as if this was there house, and that they truly believed they had a vested interest in the outcome. All in all we can't praise Model Projects high enough for an excellent job - we absolutely love the stunning results. Thank you to everyone in the Model Projects team.

We engaged Model Projects as architects for the complete refurbishment of our 60s "Span" house. One of the main reasons for our choice was the very high standard of visualisation that they provide which enabled us to "walk through" the alternatives they suggested. Throughout the project they were extremely helpful and always happy to discuss things. Kathryn and the team at Model Projects helped us redesign our new home in Brackenbury village (London) this year. We are extremely happy with their work. Their plans and designs were the best we saw in the market, and they also had very smart ideas. They got us all the required approvals, sourced a quality builder, and managed the project tightly for us. When we encountered issues during construction (and you always do) they were key to finding the right solutions. My husband and I engaged Model Projects to manage our recent house renovations. We had bought a victorian house in W12 which needed to be fully refurbished, including some structural amendments. I began working with Kathryn even before we purchased our house, as i was keen for her professional input during my property search. Having finally exchanged on our house we got to work immediately, in order that the builders could move in on day 1, following completion. Model Projects managed this entire process, including finding our builder (George) and his brilliant team. They created the drawings, applied for the permissions and managed all the additional services we need (engineer reviews etc). The process was seamless and i knew we were in capable hands as soon as i saw the Creation Pack. Kathryn and team were then on hand throughout the entire building work process and we are absolutely delighted by the finished product. Model projects were a pleasure to work with, as they were respectful of my ideas but also had plenty of their own. Not to mention there 'little black book' which meant absolutely anything was possible, as K and team always knew a vendor who could deliver on what i wanted, within my budget. i would highly recommend this firm to anyone and, in fact, we are about to start stage 2!

It was a fantastic experience with Model Projects from start to finish. We began with reimagining the space from a two bedroom flat to a three bedroom, with the potential to extend into an upstairs flat in the future and create a maisonette. Kathryn was our project manager and ensured that we got a lot of support, ideas and assistance throughout. She took a lot of the pain out of the process and bought much needed fun and creativity. The builder tending process was made simple and we found a fantastic company in GJ Design, who were efficient and delivered to plan and almost on time (the delay was partly our fault with moving goal posts). Having lived in the space for almost a year now, I cannot recommend Model Projects or the process of having assistance on a building project more highly. I've referred them to all of my friends contemplating home renovations.

Having visited some of the completed projects that Model Projects have helped to plan and execute, I can see how happy the clients are with their new homes. It was also clear how much Kathryn from Model Projects loves to visit and see the owners enjoying the space! As part of my photography, I supplied 'after' shots to match the homeowner's 'before' images - I could really appreciate the transformations, and the great ideas that had come to fruition. I also took photographs to match the Model Projects 3D visualisations, it was amazing how incredibly accurate their plans had turned out to be.

I have worked with Model Projects on a couple of photo shoots to date, and they produce fantastic spaces. They are a pleasure to photograph and finished to a great spec. The clients are always over the moon with the results! Kathryn and James are great to work with. I am looking forward to photographing the next project!

Refurb It All

We worked on an interesting project with Kathryn. A very well designed, creative and inspirational transformation of a client's home. Model Projects provide very detailed, comprehensive plans and visuals which makes our life as a building company much easier. Kathryn is very professional and I have and do recommend her to others.

Model Projects became essential to our kitchen and house redesign. Kathryn and James helped us consolidate our ideas and provided the architectural and structural principles to realise them. Site assessment, Design and Plans, Planning Application which was refused first time so second set of Design and Plans, taking through Planning Application, Representation and Q&A from Counsellors at the Planning Committee by Katherine Mansi who presented and handled the Q&As very well to get a 10 for 2 against verdict from the counsellors, Since planning application the team has been involved in preparations and application for getting Pre-conditions and SAP ratings approved and providing full support to prospective Builder.

We engaged the Model Projects team to help us with our cottage renovation project which completed in Autumn 2014. Model Projects have been involved in the planning and development of our project from before we completed the sale. Their vast knowledge and experience enhanced every aspect of the development from design to construction. They managed the planning authorities with efficiency and the advice they gave ensured we received planning 1st time. The use of 3D images has helped in the design and construction by making it easy for us, the builders and the neighbours to visualise. We would highly recommend them to anyone planning to undertake a renovation or new build project!

MODEL Projects’ Stage 1 Creation Pack was the perfect way for us to assess our potential home renovation. We purchased our first house last year and our main aim was to turn it into our home. After seeing some of the images which MODEL Projects posted on Houzz from previous projects, and meeting the team at the Build It Live show in Bluewater, we were impressed with the passionate team, who are all clearly committed to what they do. They have been fun to work with and not afraid to challenge us when they think we are taking a wrong turn. The clear, simple, well articulated approach with defined and well structured deliverables at each stage set the team apart from their competitors. The process allows us to develop the project at our own pace, whilst maintaining momentum. Their management of the supporting services, such as party wall issues is helpful for us as we have very demanding and busy jobs. In taking the stress away from the process, it has allowed us to focus our energies on the parts of our new home which matter to us the most, like the kitchen design and finishes. We look forward to taking the design to the next stage.

Model Projects were a delight, from the initial brief with James who immediately took my requirements and turned them into a fantastic design - spot on first time with no amendments necessary. Kathryn then took over on a day to day basis as project manager and I cannot praise her highly enough. Dealing with the local authority, building control, structural engineers and the many contractors was done with calm and determination and I now have my dream space.
