These are looking good. But what is your dilemma that you need help with please?

I think you've possibly confused bedroom 3 and bedroom 4. The plan should read like this:- Bedroom 4 is the smallest at the top of the plan. Therefore, combining bedroom 1 and bedroom 3 ( to make a dressing room ) takes up half of upstairs and leaves you with one further double and a single bedroom. You are correct, that fitting a walk-in into bedroom 1 isn't possible. It's not the best use of space. Also cutting down the amount of space and leaving the above will probably de-value the home. However, there is an alternative ( and i'm sure more than one ), the following is mine. However, it requires a large amount of alterations, and I would always recommend running plans past estate agents for comments on value, before starting anything involving losing a bedroom. The above gives you a lovely size Master Suite with En-Suite and walk in closet. It also gives a good Family Bathroom and leaves a further two Double rooms.

It’s probably best for you personally to work out exactly what you need to store and the dimensions of those things and work from there. i’m not sure you’re meant to”cover” a fuse box so would bear that in mind. i cant really work out the height but I might have a hanging rail for coats above the hoover. Floor to ceilings shelves (depth wise up to the door) for the cleaning products where the ironing board is and low shelves for shoes along the length. Ironing board on the back of the door for easy access. Hope that makes sense!
