Small flat re-model ideas please?!

We would really like to improve the layout of this flat - we were thinking of knocking through the kitchen/lounge as its a stud wall......but then not sure how that might impact living area layout? Any ideas on how to slightly or completely re model this top floor flat please?

Sitting Room/Dining Room 5.05m x 3.35m

Something like this - with an over depth pantry could then allow you to have a less kitchen-y kitchen IYSWIM so something low level with open shelving above and a bit more streamlined - critical if it will be on view all the time ! There's nothing to stop you having pocket doors to close off the kitchen to lounge too ! The only possible down side is when you burn supper and you nip out to get take out while your other half entertains the guests - there's no getting away with it in the new set up !!!

Hello Ca Vow,

Well you could take out the whole wall in the kitchen and dining room to make it open plan. With good extraction it should not pose a problem. The worst smells food wise seem to come from frying on the hob.

So the hall after the two bedrooms would open out into the living and kitchen area with bathroom as is.

It means that you could have a dining table situated near the kitchen enabling a more natural flow from cooking to eating.. :))

To me the proportions of the windows don't look right. I don't think that the front face of the bay would've originally been one pane - I think there wouldn't been one or two vertical dividers. To improve the look of the house I would replace the windows with something that looks more in keeping. I would also re-render with a smooth render. I would either put the front door where the flat window is, or make more of an entrance of the for where it is. You don't say whether you use the driveway down the side of the house for a car. if not there are things you could do to make the existing entrance more appealing with a path, planters, etc.

Hey Lindsay, I've had a crack at re-configuring the space (no expert!) and definitely consult an architect and/or structural engineer to advice about taking down walls. An easy option for an extra bedroom is to convert the dining room / study to a bedroom, If that is a sink I spotted in the study, then it could make a great en-suite if it's in the budget and if you can run toilet waste. This would give a decent double room or if you have little ones two single beds with desk spaces and small walk-in wardrobe. The current bedroom is quite narrow, if possible, could you build out to the garage wall? That would give you some extra space for bedroom furniture. Maybe even separate the toilet and bathroom and create an ex-suite shower room (unless the bedroom upstairs is also using that bathroom!) If possible removing the corridor between the house and utility/garage makes the utility room feel more part of the house instead of an outbuilding and would allow for a better flow between the garage, utility, garden and kitchen. I would make the garage slightly smaller and the utility larger that way you can store items you use within the house but want out of site in the utility room (pet food, sporadically used / bulky kitchen appliances) and items like bikes, tools, seasonal decorations, sports gear in the garage keeping them separate. Square of the conservatory and convert to solid structure with a roof light, open up the kitchen and lounge walls and build out a doorway to the lounge from the hallway so the kitchen and lounge have separate entrances.

hello ok so we have another choice now: either:: 1.5 m x 2 m flat roof lights or 1 m x 2.5 m i wondered if nayone has any photos of how this would look / ideas on what we should consider? the room will be roughly 6 m wide and 4.5m long and the roof light windows will be lengthways in the room.

I was thinking something similar OnePlan but moving the pantry and entry to lounge further down. Alternatively have the entry to the lounge at a 45 degree angle across the hallway close to the bathroom door and lose the pantry - might give a more open feel.

Thanks for the feedback - I have attached a couple more photos as would really appreciate some advice on the kitchen and living room layout - any good photo examples?

The boiler cannot be moved but guess could be put into a tall cupboard? The kitchen has a velux window, so the ceiling levels are interesting?

Also, wondering if we open up wall, what would be the best config of living room, where would sofa / TV /Table etc go?

Yes the Velux window is nice, lots of lovely light! Pics need a more panoramic view to see really.. You could add a pantry as per Karen's plan. I'd still take away the remaining living room wall so it's entirely open into the space and possibly stick to low level cupboards for food storage. Keeping the kitchen roughly where it is situated, means that tv and sitting would be at the other end of the living room. So you keep cooking and dining together so to speak.

Another idea might be to have two galley style opposite rather than a U shape configuration. Moving sink round to wall other side of bathroom so plumbing together. With oven opposite it.

Thus you could have a wall to ceiling pantry cupboard or double height fridge enclosed as a cupboard style on that wall where currently the sink is situated.

Then if you open the entire wall to living room, you could extend the galley worktop (new sink side) and even extend that to accommodate an eating area that folds away when you don't want it... : ))

You could house the fridge in a pantry style cupboard.... Think deVOL or Plain English... Have beautiful free standing appliances... Ideas.....

Paint matt colour or lovely wooden doors like Bert and May Kitchens... Choose lovely taps... Have a lovely worktop... The watermark collection Zen, London or Elan Vital, Kohler articulated tap in Nickel or brass... Have a pot filler... Make the kitchen beautiful with these shiny things.... Celebrate the open plan and let everyone see what a fabulous kitchen you'll have... No need to hide with integrated appliances.. : ))
