Hi there, It will depend on a few things - the size and shape of the tile, whether you want the tiler to provide all the glues and grout etc, the material of the tile etc. I would contact some tilers directly and get them to quote for the works, and compare the quotes. But I would say anywhere from £40sqm to £80sqm

I can personally recommend DIY kitchens - had it installed for a year now and they’re as good as new. We had quotes from the majority of the ones you mentioned above, Tom Howley came out 4x the price we ended up paying all in for a comparable DIY kitchen. Albeit, some smaller touches aren’t there but only a very very keen eye would notice. Thanks for the suggestions everyone, yeah gravel seems to be the cheapest route, was thinking the pavers and gravel would get around the mess they can cause, just not sure if the border would look odd. @Nik Nelberg, I had thought about this, I have seen people build the pillar behind/into the wall to create a wider opening, but it would just be abit of extra cost. @Jen, unfortunately the neighbours extended their drive long before I moved in and they have a great sized opening, as a result they are wanting to keep the shared pillar. I think you might be being pessimistic about the larger plan putting you in negative equity and consulting a local estate agent may help (although choose wisely as around my area they all seem inexperienced and clueless). For me I believe that most of us don’t make commercial decisions on our home as we see it as an investment in the way we live. So you should consider if the 1800x900 island in the smaller plan meets you expectation, and if the tight dining room would be a problem. Personally I think you will conclude that bigger is better- especially as you gain a WC space that is big enough to be a shower room (thereby future proofing this house into your old age.)
