My main concerns are below and my builder has reassured me on them, so I think its just the visual aspect of not having the molding which is the issue. If it is an issue! 1) Doors may not open, or scrape, if spot lights in the way or ceiling not flat - the hinges are top hinges so the doors open vertically which was good I though. The hinges are designed to drop a bit when you open it so no vertical space needed. Apparently! 2) There is a small gap at the top - he will fill this in 3) Movement could cause the filler to crack - its an old house, less movement, and will use flexible filler. 4) Celing not flat, so larger gaps - filler should conceal this quite a bit 5) Visually may not look right without a molding, as it seems very common - well, this is personal preference and I think the only issue we will have, so might be fine not having one. Just didnt want it to look weird not having it.

This is a rough sketch about my idea. 2 Options Option 1: - remove the door in the living room and demolish the existing wall between kitchen and living; - new wall in line with garage with double sliding doors; - new open space in living room with a corridor into utility and toilet; - reduce garage and at rear create a toilet and utility room; - rear extension 4mt with flat roof and rooflight, to create kitchen/dining; - new windows at side in kitchen/dining; - bi-fold doors at rear; - first floor side extension above the garage; - bedroom 3 become ,1 part corridor (access to master bedroom) and 1 part en-suite (for master bedroom). - new master bedroom with dressing above garage. Option 2: - new porch at front; - remove the door in the living room and demolish the existing wall between kitchen and living; - new wall in line with garage with double sliding doors; - new open space in living room with a corridor into utility, toilet and guest room/play room; - garage conversion to realize, utility room, shower room and guest room/play room; - rear extension 4mt with vaulted ceiling, to create kitchen/dining; - new windows at side in kitchen/dining; - bi-fold doors at rear; - first floor side extension above the garage; - bedroom 3 become ,1 part corridor (access to master bedroom) and 1 part study; - new master bedroom with en-suite above garage. Hey there, I've just put together a quick layout of how I would approach this. I've knocked down a few walls, keeping in mind that they don't look load-bearing. I've also removed some of the walls jutting out randomly in the master bedroom & ensuite. If these can't be removed, we can revisit it to make room for things to fit right. I think it's definitely possible to get your sauna to fit in there, along with a stunning bath for relaxing sunset soaks. The green dashed rectangle is the potential Juliet doors you're after, or possibly a picture window where the view is perfectly framed within it all? I've also added double sinks to the master ensuite - this can be replaced by a larger sink, but I do believe a single sink set-up would look odd in that space. You're quite right to want to get this sorted in a timeless & functional manner. I hope I helped in any way! It was quite a fun few minutes.
