Architecture advice

Hi all
Hoping for some friendly advice. We employed an architect for a ground floor extension and loft conversion. Plans were agreed and submitted under permitted development. The council wrote back with a concern and our architect assured us a minor adjustment was needed only and that we would be able to proceed. The architect also has an interior design element and proceeded to undertake designing our extension based on these plans. He also pushed us to get structural engineer drawings done so once the council provided the formal go ahead we would have builders ready to go. We paid in excess of 5,000 for the structural drawings and interior design plus his fee for the drawings and submitting to the council. We have now been informed the council have declined our application. Whilst our architects acknowledges the fault lies with him we are not sure what we should do next. We don't feel comfortable working with him as we no longer trust him. We also want advice if he is responsible for the money we have wasted and for refund of the fees we wasted with him. Any advice would be really helpful as we are not sure what to do next.

The first image you have chosen with the climbers on a grey fence looks like Jasminoides ( not to be confused with Jasmine) this is a great choice for base planting. It has lovely glossy evergreen leaves and small white flowers reminiscent of Jasmine flowers. It will flower profusely in full sun with a lovely fragrance to the flowers. Its extremely hardy and can tolerate quite a lot of shade but won't flower as much in these conditions. This is a great choice, forming an evergreen base which you can then plant more seasonal plants in front of. The image you have chosen also shows Verbena Bonariensis which is one of my favourites, a beautifully architectural plant which has a wonderful height creating dramatic silhouettes. This is a great seasonal choice for layering in front of the evergreen climber. Good luck and happy planting.

My advice is don’t just ‘blanket letter’ everyone ... there’s soooo many other people doing that ! Research a few practices who you can see have a sense of style that matches where you are heading. Prepare a letter stating how you like their X project as it echos/complements/was what you were aiming for with the work you have done on Y ( and include images of Y ) add that you feel there could be a benefit for you to learn from their example - if they are willing to allow you to. Be yourself. Be honest. Don’t brown nose !! Ever !! Honestly - just don’t !! Best of luck !!! ;-)

Hi, how exciting your planning to extend. 1930s houses have great potential for these types of extensions. Having a flush rear could be possible with the correct structural engineers drawings. However as you are a semi, it might be a good idea to check with planning as it may or may not affect your neighbours natural light. As an example; We too extended our 1930s however a detached. Here’s an example of ours and I’ve highlighted where the steel beams where placed (in red). We ended up removing the extra windows that extended out in the rear in order to make the open plan space as large as possible. We also opened up the lounge to living and blocked the door leading to living room. Both structural engineers are right as you have two options, however I would be inclined to go with the option of two steels no pillar which would allow for better use and larger space. Here’s what I would do. (I have 2 kids and 2 step kids, all between 9&12) The playroom concept didn’t really last long for us past the age of 8 when they all decided they would rather be in there own rooms. I’m guessing what you really want is to be able to see the kids playing whilst you’re in the kitchen until they’re a bit older. Like Jonathan said you are spending a decent amount of money and should benefit from this long term rather than for the kids in the short term. Go big on storage (you have a long new wall you could fill this with) and put up with tidying/make them tidy their stuff away for just another couple of years. Then, when the boys are more interested in consoles and iPhones let them either do that in the front living space or in their rooms. Just thought of something I haven’t put on my drawing is a boot room/mucky entrance. These are a godsend so if you can factor one in straight into the utility space you’ll never regret it, especially with a downstairs shower in there.
