We would like to consider the option of an air conditioner with a discharge pipe. The problem is that we are not allowed to make a hole in the wall. That is why we are thinking of letting the exhaust pipe discharge the warm air through the ventilation grille (bathroom or toilet). Does anyone have experience with that ?

As the kitchen is moving to a new extension it will need to comply with current regs, part F, you need a minimum of a 60 litre per second fan (xpel air type) ducted to the outside (so even if you had a recirculating chimney extractor over the range this wouldn't meet the regs). I can't see that having the extractor in the pantry unit will comply but does the pantry need to be fitted so you can pass building control? Get everything signed off then fit the pantry last. Usually its down to the electrician to make sure that it meets part F though as he signs it off. I take it the pantry is going up to the ceiling and and the fan can't fit above.

Just looking for some advice. We have a large Victorian house that has a smallish cellar. as you might expect the door to the cellar is from the kitchen. the cellar is sound, not suffering from damp but totally un refurbished. the issue we have is that there is a very large grate at the front under the entrance stairs that is obviously there for ventilation. its large and is just letting in so much cold air that the kitchen is permanntly very cold. i know cellars have to be ventilated but is there something i can do / a system i can install that say allows some ventilation in but not so much that it affects the heat of the house so much. thanks in advance !

Yes it is the only one and we no longer have a connecting door into the en suite. I dread the thought of having to go back for permission for a skylight even though it is a bungalow. I do wonder if the building control officer will pick up on it.
