Hi All - taking on board your comments I have come up with three variations. Of course would love your comments! The distance from vanity to WC in plan 1 is approx 60cm - it could be made a bit more. This falls within the guideline you posted (23inches). More space could be created by making the shower a bit narrower (shown on all 3 plans as 1m wide (39 inches). I don't think there is quite enough space to divide the room and the problem with the idea of the bath right in the middle is that on a practical basis we would have to walk around it on a daily basis to get to the shower! Could quickly get very annoying!

Our bedroom measures 19ft by almost 11ft with a window in both short sides. The wall space on either side of the window is just 720mm. I would ideally like to keep some of the window light in the bedroom - are glass doors really expensive? This is a first floor bedroom would it be possible to make it into a tiny tanked room? We want to keep the bedroom as large as possible. Thank you.

What's the distance between window, and the wall behind the sink? If its big enough, you could possible create a rectangular glass enclosure for the shower where the sink is, up to the window, removing the stud wall and replacing with glass. Put the toilet where the shower is and but the sink on the wall at the bottom. Without knowing the distances of all walls, it would be hard to say. There's a good chance that won't actually fit! Failing that, replace the stud with glass, some fresh tiles and shower. Perhaps a dark wood floating cabinet, with under lightings and a bowl sink on top, and a full wall mirror on the wall?

Hi Sasi, What a lovely house. It certainly has a lot of potential. I am sure you would be able to reconfigure entrance. There are several different ways how to go about it. Just few things to be aware of: 1. give yourself a time to work out what is the best layout for you and your family, do not rush this. Perhaps once you move in you will be able to feel the house and identify clearly where is it not serving you well 2. it may be expensive to do all the work at once and you may need to phase it so prepare a masterplan which you can follow, once you have the master plan you will be able to decide on what are the priorities 3. do some good research and hire professional that will help you to identify the problems, suggest cost effective solutions and advise on how to allocate your budget to get the best value Refurbishments and renovations can be stressful and costly so weigh up pros and cons of buying this particular house and if there are too many cons perhaps it is better to keep looking.
