best flooring option?

We need to look at flooring for our extension... hallway, kitchen, living, dining and play room.... about 8m x 8m plus hallway...
We are looking at Karndean? Is this the best option for the above uses, and warmth (as we arent having underfloor heating)

all vinyl flooring is usually very resiliant and great for hard working areas. They are also warmer than tile etc. The brand you mentioned has a good track record as do others. Some have insulation built in which you might want to consider.

Hi igho sadly it was not available, it was a probate purchase and was still showing for sale as the probate has been going on since November and wasn't complete, so the deal hadsnt even begun yet! I wouldn't be too impressed if I was the buyer and 7 months later no news.. I have now seen a 2 bedroom detached cottage in a really plush road, it's flanked by lots of 5 and 6 bed houses so it's a very unusual find. It's £475k and to make anything of this it would definitely need a 2 story extension and a substantial remodel with new kitchen and bathrooms, a £120k+ job probably. Very difficult to tell how risky this would be given that the total spend would be well over £600k once all fees and finishes are calculated. If I bought it and spent money doing a ground floor extension with kitchen diner etc, I'm still left with just a 2 bed cottage and even the estate agent said I'd make a loss! At the moment I'm more inclined to look towards renovation rather than extension type projects.

I am not going to cast a vote, but would just offer some advice on thinking about the ergonomics of the space you want to create. People have mentioned the Golden Triangle in the context of the kitchen, which is a good guide for the kitchen layout, but thinking about the wider layout it is really important to think about how you, and others who share your space, actually use the space. How many of you will be "working" in the kitchen at any one time? Don't give up a disproportionate amount of real estate to the kitchen area - if storage is the driver then think of other ways of storing items, such as contemporary dresser in your dining area etc. Think about where the majority of occupants want to get to most frequently when they first enter the space; to a sofa, a dining table or a kitchen counter? Apply the 80-20 rule and maximise efficiency for the most frequent activities. What is happening immediately outside the space? Is it a space that looks better lit up in the evening when you are dining, or is it a space you want to gaze out at during the day? What else do you do at the dining table? Does someone work at it during the day? Is light a consideration? Will you have a TV on the wall? It may be good to have a wall away from direct sunlight as this can impair the visibility of a screen. So much to think about, but it really pays to spend some time upfront thinking about the use. Hi Yvonne! Would you consider swithcing the possition of the samll bedroom and the living area? You can make one big connected space with the entrance hall, hte kitchen space, the small bedroom and part of the actual living room. The living room will face South East ( nice orientation, much better tan Noth West). This will allow you to change the position of the bathroom door, or at least, not feel that you need to go across the kitchen to go to the bathroom. I attach some photos of an apartment we renovated, where the kitchen is right on the entrance hall, and open to the living area... Good luck with the renovation! I got prices from a local supplier based on carpet/vinyl/laminate being around the £10-12 psqm price and they were all similar prices ie £280-300 inc fitting. However if I get laminate then of course my OH will expect me to fit it to save money, lol. I’m not sure I can face the extra job and vinyl is a no no now due to the floor not being quite level without boarding over it again (more cost) So if I do go for a carpet - being a downstairs room and probably having sports equipment in it as well (so likely to get walked on with shoes etc) .. should I go for the cheaper textured style they put in rentals?? I like the idea of texture and slight pattern and not fluffy carpet due to me having bad dust allergies... Any recommendations on what looks good and isn’t too pricey? Would have loved herringbone pattern but all so expensive
