Has anyone ever had issues once they bought somewhere and started to discover structural issues?

They weren't flagged in the home report (I did ask my solicitor at the time if i should get a full survey due to someone being missed on the initial home report, but she said it wouldn't tell me anymore than the home report - I was a first time buyer) But there has been a few structural issues coming up - roof trusses having been cut and poorly built roof structures (all visible at time of inspection)

Is there anything I can do, it's just over a year now since i moved in, and i've had a builder round and he has pointed out all these issues, and i'm afraid it's going to cost me £000s to rectify. Do i have any come back?

Congratulations on your baby boy! Lovely news! I’m not quite sure what the company insurance is covering? Is the builder saying that if your doors stop working smoothly in a few years time that the company insurance will pay for a new set of doors? In which case why don’t he just put it through his insurance now? What if the company ceases to trade? You will be out of pocket as you will have to get a new set of doors or get it fixed. Sorry not helping with more questions than answers I know. I think you should just say you want the doors replaced with the correct size and say no more. This is a mistake on their side. The builder won’t be making a loss from your project, just less profit. Sometime this happens to them on projects, if they break something they need to rectify it etc. My builder told me they didn’t make any money on one of their loft projects because they slightly went over the party wall line after the tiles went on the side wall and they had to take the whole side of the loft back to behind the party wall line and pay for neighbour’s additional party wall surveyor fees as the client refused to pay the extra fees, it was the builder’s fault - I don’t think he will be making that mistake again!

Hi Samuel, thanks for getting back to me. I think an extension would help and you have got the space for it. Roof lights will bring a lot of light into the extension and you could have a flat roof or mono-pitch. The only issue perhaps is by extending the house would be a little 'bottom heavy' but my thoughts are most of one's time in the home is spent downstairs! The extension wouldn't need to be as long as I've done it, and if you're under 3m from the current back wall you could potentially do it under permitted development (providing you meet the other criteria). If you wanted to extend, this what I was thinking. I've put together a little mock-up quickly, leaving the washing machine etc at the front of the garage. Door would need to swing the other way probably. Kitchen layout would need some thought. Might be nice to use the reduced height in the garage for office/ snug with new glazing to the garden. If you need more storage/ the utility wall could move to give you more space with a smaller snug area. Yellow boxes are Velux and green is flat roof windows could be put anywhere really/any size. These are the two options to give you an idea of roof options.

It’s a perfect area for a small pantry. Many would kill for such a space. So useful. I’d work out exactly what you want to store in there and draw a plan and then ask a carpenter to offer you a quote. Tall items such as mops and ironing boards are always a pain to store. Some shelves on the wall for tins etc and you’re sorted.

A home report should have looked at the roof trusses. The surveyor likely has photographic evidence. Beware this might implicate your builder in sabotage.
Personally I think your first call should be to your surveyor to see if the house is in the same condition as when surveyed.

The property isn't a new build, the original part of the property is 1930s, and then it has had a couple of extensions and then changed from flat to pitched roof.

The house isn't a new build

The property will be as surveyed, as the trusses have been cut to allow full head height above the garage(attached to the house), and was advertised as accomodation above the garage space

Then the poorly built part is above the main house where my builder who was round looking at something else has pointed out the deflection he can see in the rafters where he said they should be doubled up and have webs installed (some are there but incorrectly placed and/or build onto non solid structure - onto the felt roof and not onto the joists themself)

Really starting to make me feel I've paid a lot of money for a property that isn't worth what I've paid and requires a lot to be spent on it...

and sorry, yeah victoria, I have it in writing, when I asked if I should get a full survey due to stuff being missed in the initial home report she said "I don’t think that a further survey would tell you anymore that the home report. Whilst the Home Report is not truly independent it is prepared with the buyer in mind as you can sure the surveyor if there is anything in the home report which a reasonable surveyor would or should have picked up."
