Building a Home Renovating Design Dilemma

First project working with an architect

Hi,

We've got an eye on our next project. We’ve renovated and remodeled a few properties before in the past. Normally project managing and sub-contracting work out ourselves. This time we’d like to do things a bit differently, we’d like to get an architect involved and use a main building contractor instead. Mainly to improve the quality of the build. Having seen a few builds on the usual programs, the quality of space and finish appear to be no comparison to what we’ve achieved previously.

So, my questions are, to those of you that have used an architect before, or to any architects out there

How involved do architects get with the build? After plans have been drafted, do they stick around afterwards, liaise with the builders, help to manage the quality of the build etc.

Do the architects recommend a preferred builder to work with, who they’ve worked with in the past and are confident can deliver their level of quality?

As well as drafting schematics - do they get involved with the interior design of a build? Flooring finishes, kitchen design, bathroom design, fixtures, joinery etc?

The quick answer is

How long is a piece of string?

All relative to your budget, design requirements
If a bespoke building then extras will add up

Are you a control freak, would you be happy to let the architect choose everything, even the furniture and furnishings, I know I wouldn't

Larger projects, developments certainly would advise a hands on approach from an architect, compliance with relevant building standards etc

Be prepared as some charge exorbitant fees,
Select someone with similar styles and preferably also with a good back catalogue of finished developments.
Emphasis your budget

Also like to talk through a design with my builder and engineer and qs if possible on general practicalities etc
Easy drawing it on paper,
Can they advise on the design, see problems before construction etc

When we are doing a build (not for ourselves but for a customer) we use only one architect who we trust and who doesn’t charge us a small fortune.

He has only got involved with his side of things. Everything relating to the work to be carried out has been discussed with the customer and the builder.

If the builder is experienced they will know the regulations and be able to advise you accordingly.

A larger window to the smaller bifolding doors would mean you get more kitech units, therefore more storage. So it would be beneficial to have a large window rather than bi folding doors on the smaller side. Saying that, Bi-folding doors do look great and they make the place feel more spcious. So the other option you have is to support the upper part of the wall with a RCJ (Steel) and have the bi-folding doors all the way across which would look great. Hi new house It looks like you are doing a really nice project and definitely as OnePlan has suggested you really need to see a professional kitchen designer. To be honest it looks like you have left it rather late! As a professional kitchen designer I suggest you go and visit 2 or 3 independent kitchen specialists, have a chat with them, see if this is the sort of project they often do. Now this is the important bit - be honest with them, tell them you want the space designed properly then get the design costed by 2 or 3 other suppliers. If they are sensible then they will suggest you pay a reasonable fee to cover their time and advice, and you get a design that's right for you and can get like for like costings - well as much as you can. You will also save a lot of time and repeating processes. In fact I had a customer in last week, they are building a beautiful German timber frame home, very modern, and they said money is tight for the internals so want to get several costings for the kitchen and other rooms. I suggested we design the space for them for a reasonable fee, they get all the alternative costs they want and then hopefully they will come back to us in the end so they will get their design fee back on the order. They emailed me yesterday and are coming in this afternoon with their house plans to discuss their requirements! New house where abouts are you in the UK? I would echo pretty much all the above, which highlights numerous issues. There is no disputing the benefit of a senior architect where money is no object, and you are in a position to appoint them to make regular site visits. Unfortunately, this is not always the case, and the initial design intent is lost, resulting in decisions being made by the builder that jeopardise the overall result. Approaching a builder as the first point of contact carries considerable risks. As stated previously, they will tweak the budget to suit the figure you disclose at the quoting stage, and strive to maximise profit - during the build by using cheaper products (typically promotion at builders merchants, e.g. flooring). Design and build companies often tend to be a general builder who has a relationship with a architectural technician who will draw up plans to suit the builder ... facilitating the project being completed in the quickest time, with the greatest profit. This will typically be achieved using bog standard products available at builders merchants. This may suit many, but perhaps the fact that you are even on this site suggests you maybe after something a little bit more special. The immediate example that springs to mind are doors/windows and kitchens; items that can be sourced at builders merchants, but by up-speccing slightly to independent sources will greatly enhance the finished result I am a great believer that you do not require too many 'wow factors' in a space. Everyone's aspirations will differ, but common themes include maximising natural light and improving the flow. A good designer/architect will prise out what is important to the client, ensure these needs are addressed, and introduce elements the client wasn't expecting, e.g. lighting, storage. BEWARE! Some designers/architects may have aspirations to achieve awards, experiment with emerging products, or simply specify high-end products for every item, which may stray from the initial brief and completely break the budget. I would suggest a young architectural practice may be most suitable for your project. The chances are they would be not only more cost-effective, but the designs more cost-sensitive (possibly having recent experience on their own properties). They would possibly be particularly keen to ensure the design intent is not lost by making more regular site visits to ensure they have high-quality projects as they build their portfolio.
