Comments (2)Start with a competent concept planner - who will look at the floor plan and make suggestions ! If you are thinking of knocking down walls then a structural engineer might be needed, together with a builder . Usually the home owner gets the builder in first, to see what's required then he/she liaises with the SE to work out exactly what can and can't be done. Then your builder will let you know what's possible and approximately how much it will cost.If your property is more that two floors high then you can't open the stairs, due to fire risk . Then you need to keep a fire door'd hall around the stairs to protect them ... If you are thinking of external changes too, then an architect would be a good idea, as its lots more involved and Planning Dept comes into play too - but with internal changes its buildings regs monitored to keep standards and safety high then when it's complete they will sign off the work. If it's not done properly they won't sign it off and you will have problems if you try to sell the property - so it's worth having a proper, and safe, job done ! ...if you add your floor plan here and add a bit more info - ie number of floors etc - I will take a quick look for you, on my break this afternoon ! Space (fortunately) I don't think is the issue, the main area (squared off bit) is about 5.8m by 5.8m and the 'extra bit' is 2.4m wide but only 1.6m long - so essentially the wall that runs parallel to porch utility is about 7.4m long and the heart of the room is just shy of 6m. We intend to keep the lounge and the utility is quite big (thinking of making this a little smaller) so storage shouldn't be a problem. I like the idea of having the dining table in the front window (the small section where suggestions have been to move kitchen) because the light floods in there and it's a great place to hide away from all kitchen mess too if entertaining. I'd like eclectic benches that provide storage with cushioned tops and some chairs along the free wall. Main objective is entertaining guests in one space and also uniting the family at meal times and before/after work. I've attached a picture of layout currently - and yes, we intend to keep the existing 'formal' front door in situ for guests/random callers. Mainly family will use boot room type entrance. Comments (4)Hi NannyKitty, as Jen P says, have a look in the pro section. If you want particular help with any aspect such as the kitchen, if you post plans of the current layout with dimensions etc, you usually find that lots of people jump on the post to offer suggestions. If you're planning an extension it's best to post a downstairs plan, state your budget and what you want from it. If you want help with colour and furnishings in rooms, just post pics and ask for help. If you don't want to break down the requirements in to little bits, then a concept planner is probably the way to go, there are many great ones on here. They work remotely in a lot of cases, so don't actually need to be near to your area.
