I need help on the best use of space for a house extension.
Comments (9)Hi, I agree with the comments above. I absolutely love bi folding doors and would definitely consider these to be able to create fantastic indoor , outdoor living for summer living. From experience with kids and day to day living... I would have a large extending dining table that leads directly out onto the garden and move your family space to where your dining room is and have a tv etc positioned there with a more formal, grown up living room area as you have it in the plan. The key changes I would make are then to the design of the utility room which I would keep with access to the garage. Great for coming into the house with grubby boots and shopping etc . I would make this a reasonable size and I would also incorporate a cloakroom on the ground floor for family and guests to use without needing to go upstairs. I think this model would work well for a family and will give all the family different zoned areas to relax, do homework, have great dinner parties or casual eating. I would also add a table and chairs and if you have room in the garden, a casual seating area, bbq etc, parasol and take advantage of the whole open plan contemporary living of your new extension. Comments (5)Ah yes, good point @Ellie, if you are changing the way your property looks at the front you would usually need planning permission. Best thing is to call up the planning department at your local council and just enquire if planning is required. If you just build something, neighbours may check if you have planning on the web portal and then complain to the council who will then make you take it down ( worse case scenario ). Comments (7)Hi Twamleyk, Theoretically, the loft conversion that you have described could fall within permitted development rights, subject to some design limits and any local restrictions. Therefore you might not need to go through a planning application process. But this is an unusual case with the rooms below needing altering as well, so a pre-application enquiry with your local planning authority would be highly recommended. Inspections and calculations from a structural engineer would also be needed, but timber frame construction could be used to keep the additional load (weight) to levels which should be acceptable for the existing structure. Have you considered just adding 1 or more velux rooflights and a fixed loft ladder/space saver stairs, or does this not add enough space for your requirements? Comments (3)I’m inclined to agree with tamp75. This house is too narrow to accommodate extra hallways and a side return extension, and they would be hugely expensive with little benefit. If your heart is set on this house (and I can understand the appeal), then it may be best to simply extend into the loft, depending on the sleeping accommodation you need for your family, and the pitch and structure of the roof. I would convert bedroom 2 into a study/playroom/circulation space, to allow access to bedroom 3, and it may also be possible to steal a corner (perhaps replacing the hot water tank?) for a toilet/washroom. I’d also leave the current staircase where it is, and put new stairs into the loft directly above it, entering from the study/playroom.
