So, has the approach to your property changed at some point? Because I would expect your entrance hall and front door to be at the front and not at the back? Could you turn it around again? If not, maybe move the front door to what is now the kitchen, making the kitchen part entry hall and part utility (dividing wall). Then you could perhaps create one large kitchen/diner/family space from the current utility, office and family room. The current dining room could be an office? Obviously all depending on whether all that would be possible re: load bearing walls and all that.

I think kitchen / diner to the garden always works best. Nice social use of space… might just nick your idea for our house 😝

Hello, If you doing big renovations. Why not open it all up. PINK - Steel beam added. Green - Kitchen Unit with small island. ORANGE - custom made build in chic flush clean style cabinet from bottom to floor. So now this layout, you have a choice to think about either sitting near the garden or dining table. If you want flexible, you can use projector instead of TV, which the projector install on the ceiling. Install a roller down from ceiling. If you want fixed style. First bigger orange, can be storage for shoes, coats etc. Then the second orange cabinet can be build in- tv cabinet with all led feature, style with wooden trims the popular trend now, big 2.5m + wide sofa locate in the middle of the whole living space. Hi both - thank you very much for the comments. I had previously discounted the kitchen on the other side, but I can't remember why and I do now agree this might be the better option. It seems to increase connection between the kitchen, playroom and dining table, although at the risk of more kids/toys spilling directly into the kitchen. I've updated below. With regards to the playroom, we did consider having a coats/utility space off the hallway with a toilet at the end, but this made the playroom smaller than having just a toilet (we wanted to maximise playroom space), and we already have a utility space in the basement. I did not mention, but there is a step up from the kitchen into the middle room, so using this space as a dining room seemed cost prohibitive (i.e., another supporting steel for the wall to be knocked out and/or lowering the floor). On the location of the toilet, it doesn't seem either of you were particularly concerned by where this is positioned above? I will have a think separately about the design of the island/table combination, although I do like the flexibility a standalone table provides vs being somehow built into the island.
