Just in the middle of plastering our bedroom in our 3 bed Vic terrace,most of the plaster fell off so most was bare brick. I've already done the other 2 bedrooms+ landing+ stairwell .We're currently sleeping in the living room. As soon as we've done this its the bathroom next. We moved in last Aug, it needed rewiring+ new gch + windows. We're hoping to get the whole house ( inc kitchen)done for about £30k.

I've renovated six houses and I would be loathe to do a full renovation again due to current costs. I used to estimate what things would cost and was usually pretty accurate. I know now that in some (not all) areas, trades are costing jobs at hugely overinflated prices just to put people off. The problem is that with working from home, wealthy cash buyers are buying houses at inflated prices in all areas and trades are cashing in on the wealth. It's not the case everywhere but it's getting to the point in some areas where the foorprint is the only thing that matters as extensions can be out of the question.

Thank you, both. This is my first time using this platform (largely because of the project we are about to embark on) and so I didn’t expect to have such comprehensive responses. So to add my colour. Firstly, Jonathan you are correct regarding the floor plan. The lower ground floor needs to turn 90 degrees anti clockwise. Lower ground floor aim - the ceilings are 4.5m in height. We do not need the garage as the place has a private gate and driveway. So we want to turn the garage door into more of a second door. Then I was thinking the lower ground floor would house one utility / boot room plus an L shaped area (ie needing to knock down half the central wall). This L shape would have a large kitchen, dining table and two sofas with coffee table (no TV). There would also be access onto large garden from the long side wall which is south facing (once you have rotated the image). We are struggling where the staircase would be. My dad said put a staircase on the outside of the building and house it in glass but I feel that the two floor extension to house a staircase would be significant expense. Ground floor - this would still remain our primary entrance floor. The balconies are a real feature and so it is important to us that the living / TV room goes into the balcony which we were thinking could become a winter balcony (ie with glass side and top) so it can be used in winter. This floor would have a guest en-suite, an office, and if space an area for the kids. First floor - I would ideally like to put the master bedroom at the south side so it has the balcony. I would also like to consider setting up the floor structurally so that if at some point we want to go into the loft, we could add a stairwell. I hope this helps. And by the way, fantastic ideas!
