Floorplan Ideas needed!

Looking to do some work to our home - must haves:

downstairs loo
utility
kitchen diner with possible snug space too
at least one additional bedroom

Loft space is really good, but could struggle with where the put the stairs - could block off family bathroom and unsure if would be worth the cost to do a double story to add new bathroom!

Hi Pete. Firstly i'd establish what the walls are like in the Conservatory. I'm guessing that it was just an ordinary conservatory that's had a 'proper' roof put on it. Thus, as per Jonathan's plan, this would remain a separate entity unless you re-build it as an extended area, due to the walls being insufficient to knock through because they are single skin. If you have the budget for a proper extension, this may mean knocking down the conservatory and starting again, as it could prove to be cheaper, you'd need to get a builder to have a look at it. Your second design may well not be possible due to the position of the drains, which are undoubtedly out to the right. Do you want to keep the shower room? It would make for a better layout if you could convert it to a utility area. Thus, as Jonathan says, there are many, many ways you could lay this out, but it depends on the budget, the conservatory and what you want out of it really.

Because of the location of the toilet soil pipe, the logical place for the downstairs toilet is below, next to the garage wall. The utility is also good to keep towards the middle of the house as this will keep the lightest area of the room for the kitchen. (unless you have a muddy family and need to get them clean before letting them in the house in which case it goes near a door!) With the snug by the lounge, it puts a lovely kitchen and dining area right at the garden end of the extension to be in the brightest and most garden connected side. Excuse the crude drawing over your existing one! One idea could be make your studio in garage as you were thinking. In your extended end, house your utility and then downstairs bedroom and ensuite with doors onto garden. Combine your original kitchen and dining room to make a gorgeous kitchen living/dining area with sliding doors. Close off your front room for peace and quiet 😁. It looks very doable to remove the wall between dining and kitchen to create an open plan space. You could close the door to the kitchen from the wall then and have a bank of units to the wall against the staircase as well. This could alo make up for any storage space you might lose from the run along the separating wall, which you could mostly have as a breakfast bar instead.

If you're doing a full double story extension, can you create a dormer space in the loft at the rear, use either the extension or part of the current Bed 3 for the stairs, and then you could put two bedrooms and a bathroom in the loft? You could then have 4 decent sized bedrooms and a bathroom on each floor.

As for ground floor, just an idea about stretching the back across the garage. If the dining area does not have enough space, you could steal some from the living room (as in the version on the right)...? Pardon the roughness, didn't have anything other than Paint to do this!

Love your floor plan! I’m a kitchen/bathroom designer by trade so love doing this kind of thing daily!Apologies for the rough drawing, personally I think I’d bring the kitchen wall down inline with the stairs and lounge wall, knocking through to the diner and blocking the back door up. Then you can run units along here with sink and a couple of tall larders to house oven, fridge etc or on the bottom left wall. You could have a decent size island with hob and stool seating, with space for table/sofa to the right. If you desire a utility I’d be inclined to have a small extension only to the side behind the garage for this, and for a downstairs loo I’d pinch the back of the garage for this and connect through to where your water is in the utility. Not sure how much you use your garage but if you do keep a car in there then you’d possibly want to bring to align front of the house, if only storage you could use part of this for a bathroom. Later on potentially you could build on top of your garage for further bedroom & ensuite. Just an idea!
