Floorplan help needed!

Hi everyone. I'm renovating my house next year that we moved into a few months ago. Below is the current floor plan. We find the kitchen to be quite crampt and always messy, including lack of space. Would really appreciate any help in redesigning our floor plan.

We have considered knocking through kitchen into dining room but then we're left with a long narrow kitchen and given the wall being knocked down has kitchen units on it, we are losing kitchen space in that area so to speak. We would prefer to avoid garage conversion or extension as this is not our forever home, but we do plan on living here for 10 years or so.

We would prefer not to have kitchen and living room in same space to avoid smells, noise etc.

Any feedback on this or better use of the space in anyway would be much appreciated.

Have you considered to removing the wall where the entrance is? In that way it there could be more space as well as making the kitchen and dining area one big open space, with having the study room as the dining area if walls were to be removed. The study room could be where the current dining room is. Another suggestion to this is potentially place an island unit for the kitchen it might be useful as you'd want more surface and you have your own space to prep food and a separate place to cook.

I had a look at your layout and I came up with this idea:

This only works if you don't need a seperate study room and are willing to do some structural alternations.

So first up I've changed the study into a new entrance hall with a whole wall of storage which can house some overspill stuff from the kitchen. You'd have to change your bay window into entrance door and punch through an opening into the living room (if you want a direct access).

The wall between the kitchen and the old hallway has been removed while the space left by the old entrance door has been filled by a new window.

This allows for a bigger kitchen.

I suggest a small island in my idea with a cooking hob and a bank of tall units on the left (green colour).

Currently in your floor plan there seems to be some kind of a window between the kitchen and the dining room; I've turned it into an opening. You could have more fitted store each side of it, plus over the door cupboards if you need them.

This leads into the dining room.

Because you no longer have a study I've put a hideaway warking station here (purple colour). There is a range of standalone units on the market you can buy or you could have it made by a joiner or a big kitchen company.

I have kitted out the dining room with a fitted bench taking up the whole corner of the room with a table and chairs. This is not a big space and so the bench makes more sense in terms of space and can double as aditional storage space (under the seats).

How do you like this idea?

It looks like the simplest thing to do would be just add one bedroom (so 2 bed one bath). Keep the current bedroom and reception as they are. Knock down between kitchen and bathroom to make a large kitchen diner. Leave a small courtyard to allow for light for the bedroom, then behind this build another bedroom and bathroom, order depending on soil pipe access, but it would be nice to have the bathroom between the bedrooms and master bedroom at the back overlooking garden if possible...

Hello sarahmccann72, I think that a toilet where you propose would be really problematic, for two reasons. One is obviously how to vent it, especially since its on the ground floor. And even if you were to somehow be able to vent it, the particular positioning is just off, and you would really end up sending much more on plumbing. What do you think about adjusting the utility area to hive off a guest's bath? That would solve both of these problems actually. Check me out Here for some help.

Hi Andrew, Here is a quick sketch I came up with. You said that the north bay window doesn't provide a lot of light so that end could become a bedroom. but that does create a very cramped living area and a bathroom which is basically just off the kitchen. But if you have high enough ceilings you might be able to create a clever split height layout for a small, fully enclosed second bedroom (this should work for a 3m ceiling). These split level/low height spaces are becoming popular in the ‘Tiny house movement. By changing the bathroom around a low ceiling could be created over the toilet and bath, and then a bed could be added in the space above this and a wardrobe on the bedroom side. The bed would be reached with a ladder or built-in steps with storage under it. The area over the sink would be normal height with some storage space above. This creates a fully usable bedroom without using as much floor space but it is only really suitable as a guest or kid’s bedroom. It is definitely fair to say it's an even 2 bedroom flat. And because of the expense of the extra walls, floor and custom furniture, it’s usually undertaken by someone planning to live in the space themselves. So this may not be suitable for your case, I just thought it was an interesting and unusual idea. Please let me know what you think? And I wish you all the best with your project!! Phill

Working off these plans, i wonder if you push back the utility towards the front and split the long reception room in half to make the front a study/snug and the rear a formal dining or kids room (for now) with connecting doors between these and the new living room you would have enough room in your kitchen diner facing the garden. i think you probably dont need a full length side return? Also your inner entrance door could move over away from the foot of the stairs…….
