Comments (3)I think your idea of moving the shower room is spot on. Move it to where the utility room is and then open the entire back area and make a large kitchen dining area. You could open the entire wall with glass doors leading to the garden. As to the first floor, You can turn the small bedroom 4 into an en-suite and connect it to the large bedroom 1, as long as there is headroom for that (does bedroom 1 have a pitched roof? its hard to know without pictures). You can make a long and narrow (120cm wide) walk in closet at the back of bedroom 1, the door to the en-suit will be through the walk-in. If you want to ‘do this yourself’, feel free to look at some of our uploaded past projects to maybe give you some ideas - alternatively why not consider booking yourself in for a design consultation - either with someone like us - who DON’T sell anything other than design, but that means you can shop around and compare like for like with the plan that was designed specifically for you - or book with someone who will design for free - but make money on what ever they sell you. Comments (7)Firstly I think you may find the help of a Concept Planner really useful as the space has to 'work' for you. Secondly, without the all the dimensions marked accurately on the plan, it's not possible to have anything other than an educated 'idea'. The door in to the room isn't marked and you need the dimensions of the fire recesses etc, just all dimensions really. The room when you draw it out appears a lot more square than you have it, after all, it's only 1.4 meters longer than it is wide. So, planning it out properly is really important. Having said that..................I'm not overly keen on either plan. I think you would be best with the kitchen / diner towards the wider open plan area nearest the windows, and the kids zone - play / relax / storage area nearest the fireplace in the more odd shape. Odd shapes are better for storage and I think the fireplace looks better in the loungey area than in the kitchen. Zoning is essential, thus on this plan, you can see from the kitchen everything that's going on. The kids are on the bottom of the plan, with a lounge / play and all important storage area. Then, cooking and eating at the top. The use of the small island and the return will help keep the kids away from the cooking. Comments (5)Hi Onika, Inevitably this will require a few external modifications to the house. You can have direct access from the reception room to the back garden, by installing new doors. Connecting the kitchen with this reception room will involve works to the structure. It's obvious to me that the reception room facing the street will become the study room, unless you want it to be facing garden. The utility room in the middle is not a perfect space as it's there to mainly connect the kitchen with the fourth bedroom. This can be changed with a small extension towards the garden. If the garden is big enough, you can always build an outbuilding that could serve multiple purposes from study room to utility etc. For a small fee we could develop the best layout for your study.
