I've recently bought a charming 1930's house - which we are trying to restore to it's former glory. One area we would love to modernise is its large dining room and pokey little kitchen. We are planning to knock the current wall which separates the kitchen and dining room and potentially move the door to the kitchen to create a large kitchen diner. In an ideal world we'd also like to install bifolding doors too but believe we will have to wait to save more money for those.

Our budget is around £12,000 for the knock through, which includes around £5,000 on a trade price new kitchen

There is one long RSJ which runs width ways across the property (from the small width ways pillar in the dining room which extends across to the kitchen - the large rectangles are closed up fireplaces.) we'd also need to put a new one in for the wall we'd be knocking down and have sought the advice of a structural engineer to do this. BUT what I'd really like your advice on is where will be best to put the kitchen? We'd love to install a large kitchen with an island, have a dining table and perhaps a TV/small sofa so it can become a family room.

Would it be best to keep the kitchen where it is? Would it cost a lot more to move the sink and the pipes for appliances? Stylistically what do you think would give it the wow factor? This is our first project so any ideas/layout suggestions would be very welcome!
