“Our roof contained two skylights of approximately the same size, but they were in very different condition. One was relatively new and operated properly, while the second had cloudy glazing, a deteriorated frame, and evidence of repeated leakage. The surrounding shingles were aging across both slopes, so we wanted the roof and skylight decisions coordinated rather than handled as separate projects. Royal Renovators inspected each skylight from the roof and accessible interior areas. We chose to retain and reflash the newer unit while replacing the older one during the complete shingle-roof replacement. The proposal identified the cost and scope of each skylight separately, including curb or deck preparation, compatible flashing, interior protection, and finish limitations. That allowed us to understand why one could remain while the other should not. During tear-off, deterioration was found along the lower corner of the older skylight opening. The affected deck and a small portion of framing support were repaired before the new unit was installed. The newer skylight opening remained sound and was not disturbed beyond what was necessary for new underlayment and flashing. Photographs showed both conditions before they were covered. Ice-and-water membrane was installed around the skylight openings, along the eaves, and in the valleys. Synthetic underlayment protected the remaining deck. The replacement skylight was set and integrated into the roof before the surrounding shingles were completed. Its compatible flashing system was installed in the intended sequence rather than supplemented with exposed roof cement. The retained skylight received new flashing integrated with the shingle courses. A small cricket was added uphill where appropriate for its width and roof configuration. Both interior openings were protected during removal, and the rooms below were checked before temporary coverings were removed. The rest of the roof received architectural shingles, new ridge components, plumbing-vent flashing, and updated edge metal. An unused attic vent was removed and the opening was properly decked over. The ventilation arrangement was reviewed so the replacement roof did not preserve unnecessary or conflicting exhaust components. Communication about the skylights was particularly good. The contractor did not use the roof replacement as a reason to sell two new units automatically. We received clear photographs showing why the older skylight required replacement and why the newer one could remain. One project contact coordinated the roofing, skylight delivery, and interior access. Cleanup included the attic-access area, both rooms below the skylights, the gutters, and the exterior property. The crew tested the skylight areas and checked their operation during the final walkthrough. Later storms have produced no staining around either opening. The finished roof looks consistent, and the new skylight provides clearer light without drafts or moisture.”
