Need help with refurbishment!

Hi there, I am looking for refurbishment ideas for a period, edwardian house in London. Just bought the house and will need to re-plumb, re-wire and re-design. Struggling mostly with the ground floor design as ideally would like an open plan but not sure if it would work with current structure. Floor plan attached. Any ideas welcomed!

Comments (4)Personally I would move the dining area to the pre-lounge as this is furthest from the window and it is easy to have it well presented to it is always a good first impression for guests as they enter your home. Comments (2)Personally I would love to see a house plan in order to see how these spaces relate to the rest of the house and garden. If you are seriously thinking about taking down walls it might be worth thinking about if the kitchen is going to stay in the same space if windows and doors might be changes for the better and how you get to your garden. My observation so far is that the kitchen is a cut through from the dining to the utility meaning that the long wall opposite the window can't easily be fitted and this would be the obvious place for the tall items like the fridge. It seems unnecessary to have two tables in the space. There is no obvious route to the garden, the utility room seems dark but the total space seems generous which gives loads of possibilities. Lastly you seem to have specified the practical things like the dishwasher and fridge but you should think about what you would like to be able to do with the space........ For instance- think about if you want a room to socialise in or to keep an eye on small children or room for hobbies or work? Comments (9)Hi Michael. Had a look at your idea books and I see you like a few elements of mid century modern design. That’s good news as this is very popular right now so you’ll be spoilt for choosing furniture and accessories:) Original pieces such as the Elbow chair by Hans Wegner and this table by West elm (see pics) can be expensive but there are a few replicas so worth shopping around. Have a look at second hand sites and shops as you may come across a genuine article from this era. I think best way to start is think what will be your most expensive purchase, could be the flooring, sofas, window treatment etc., then work around that. Paint colour is easy to change if needed. Also think about placement of furniture. I think a round table would look great in the window bay. Give the piano more prominence somehow with a large artwork above. Also think about lighting. Perhaps a huge drum shade for the central light and a floor lamp for cosy ambience. You may like the Hicks hexagon wallpaper from Cole and son as I see you like geometric designs and there are many similar designs. Although we wanted to have a complete open plan, turns out it is timely and costly to get building control permission and create the right support for the walls we knock down. Hence we have decided to knock down the parts of the wall between the 2 living rooms and turning one into a living room and the other into dining area. Putting all utilities and downstairs cloakroom under the stairs and opening up the walls between the current downstairs toilet, kitchen and dining area. Now we are struggling to design the kitchen, attached is where we got to so far. We have so far created a U-shape kitchen in the back room and added an island and seating area against the wall where the current kitchen is. Looking forward to ideas specifically kitchen!
