Comments (4)I've had a play with this over my lunch break ... I've tried to keep the living area in the middle with the sleeping areas to the left and right - and added a generous family bathroom ... It means the study becomes part of the TV room ... Which might not suit ?! It's another possibility perhaps ?! [ marketing note - this is an example of the sketch consult service OnePlan provide... Comments (9)Hi. Sorry but I assumed the supporting walls would be marked in some way! I'll get the upper plans on here but issues are - poor kitchen layout because door pavement gives an offset track out to the garden and splits the kitchen leaving a dead space. Theirs a distinct lack of storage there too and a restricted working space in the u- shaped area as only one person can be there working. There is an archway between living room and dining room at present which gives a long narrow sitting room and furniture placement is difficult to avoid blocking a way through. Also the door from the dining room opens across the archway, about half the door width. The corridor out to the hall is narrow and dark and seems to be wasted space. It's barely the width of the door and has no door casing on one side. If I'm investing in a new kitchen I'd like to se if I can make the space flow better....See Moresmall apartment layout help - dimensions & floor plan included!
Comments (8)I would get a smallish drop-leaf table with two comfortable dining chairs for you and your roommate's eating area. I suggest no barstools - they take up too much real estate. Guests. Ask them to bring a cushion or a folding chair because you don't have enough chairs. I lived in a very tiny place and my guests were happy enough to sit on the floor - 90 minute party, max. Serve VERY good food. Separate the living and dining areas by color/style and/or an area rug for the living room that will compliment your furniture. Decorators siggest that the front legs of living room furniture be placed on the rug if the rug is too small to fit under all of the furniture. If you get a sisal rug, be sure to use a rug pad. Sisal can be like sandpaper on the wood finish of your floors. I would NOT put a rug in the kitchen. Use washable foot fatigue rubber mats instead. Comments (4)This is a very crude attempt at subtly changing your plans. It would require more internal modification to move a wall which you may not consider worth it but I wondered whether the utility would be better as a longer and narrower room to incorporate outdoor access (for laundry, muddy feet / boot room, etc) rather than having outdoor access from the study with the wasted ‘corridor’ past the bathroom. This would also make a wider second living space which could have double doors to link it to the lounge so that you could open it up for larger family occasions or close it off for smaller events / everyday....See MoreJonathan
