Comments (11)Hi Claire, what is the floor construction on the floor is it joists? there are different options and I have many years experience of dealing with these types of projects. If you are not sure then take up a section and check whats underneath the floorboards. I haven't checked on the plan yet with regard to sqm of area, however I would be wary of electric underfloor heating as the running costs are extremely high unless you have solar panels. Comments (4)It's tricky to say without a plan, but some things to consider: - An eat in kitchen makes a great family space and will increase the resale appeal of the property - A clever kitchen designer will be able to work in a solution for boot and coat storage (again this is tricky without a plan). Perhaps a small boot cupboard/shelf just outside so you take your boots off before coming into the house. - A long narrow room can feel cramped but having a run of kitchen units on one side only will help open up the space. - Consider open shelving instead of top wall units - Clearly defined spaces can also break up a longer area, for instance using different flooring. - Think about the wall colour and keep it light and airy to maximise visual space. Comments (6)Hi. I wonder if you use the drawing room as your kitchen diner? You could then use your existing kitchen as the utility and include a downstairs toilet in there as well. I was thinking you could extend the hallway so that the door into the new kitchen diner is moved up slightly so that you enter from the area that is currently your kitchen. This would give you a full run of units along the wall between the new kitchen diner and the living room. You could then have an island, peninsula or u shaped kitchen in front of that run and have your dining table in front of the windows. For what is left of the current kitchen (after a square has been taken out for the extended hallway) you could have the toilet on the right (block the current external door) and a new external door in the middle of the back wall with units either side. The alternative is extend as planned and put the utility between the living room and new kitchen diner which would give more light to the kitchen diner area. Comments (5)There are so many options for a splash back. Glass is one, or you could paint the wall with a kitchen paint to make it wipeable, or tiles. I love tiles and there has never been such a fabulous range of tiles available. I wouldn’t go too colourful, but gentle pastel shades or white would look lovely. Here’s a few ideas...See MoreCakelady
