Interior layout - help needed, feel like we may have lost the plot

Hi, we have received planning approval and going through building reg / structural eng stage and feel we have lost our way!!
It is 2 story extension on lounge side and single story on kitchen/ family area and now think we may just have it as one massive space, but don't think the layout overall is right. Not enough storage, utility seems small and not sure we really want to go out front of house by 3 m either now.
It is a 1920's style and was just getting kitchen layouts etc. But seem to have lost our way. Please help.

Comments (3)I think I'd be a bit nervous of a light fabric sofa with a child/ren. Are you able to take more pics with the blind open as it's quite difficult to tell the carpet and wall colour but you could potentially consider aubergine for the sofa (brownish purple rather than blue)? I think it might work well with the carpet and then rather than yellow look at ochre for an accent with maybe a little blush? If so, will have a look for some things. Are you happy with the layout? Do you want another corner sofa or do you want a sofa and a chair? Firstly, many congratulations on your approved planning, we know too well how long the process can take for most of our clients, but now you can enjoy the design process a little more! In our experience, most houses that we re-design either convert their garage to an internal living space or use part of it. As Suzanne commented previously, this is something to consider to allow more space for your kitchen. I can assume this part of the house is where you will do most of your entertaining and 'living'? It's such an important space to open up, face the garden and allow all the light in! As for the stairs, if there was a possibility of shifting them to the right that would work out quite well...remember they have to move on all floors and it may have a knock-on effect with the top floor due to roof eaves etc. Something to look into though! We always say there are two spaces that add value to a house and that is 1. Kitchen and 2. The master bedroom suite. I would lose a bedroom and create a wonderful master with walk in dressing room and ensuite. We always say 'you're the one's paying for this, so you should have the best room!'. Comments (3)Hi Rosey, Hope these answers help: There are plenty of different ways you could redesign the space so it would be good to get really clear on what you want to base designs on. For the drains this is not that unusual, and is likely to mean that it is a shared drain, so it's owned by your water utility company. This might be worth checking. Yes any raised external platform / patio would need planning permission and may be refused on the grounds of overlooking and reducing the neighbours privacy. - 10 years agoThese are current thought on kitchen but now that we are thinking of having it all as one space to include lounge, we think we could probably have a window in this area instead of sliding doors and so maybe get more units and still incorporate utility into main space and not need to extend garage out so far. Welcome anyone's thoughts.

- 10 years agoThese were a couple of other designs prior to us removing wall between kitchen and lounge but doesn't fit a dining table.
Agree front room currently worded as "dining " would be a snug / formal lounge.

I'm slightly confused by trying to follow this thread, so apologies if this duplicates. Which way does the kitchen window face? Unless there is good reason-direct South? -it may be a pity to demolish any 1920's integrity, especially if only to install dated bi-fold doors. A large aluminium deco style window might be a better idea as it will add character as well as extra low level storage possibilities.Your doors to the garden could be sliding, with glazing bars, or Double French doors. (Photo suggestions attached)
If you follow the graph paper plan, then you could also put a sink, dishwasher and noisy machinery in the utility area so that your main living space isn't affected by washing up. It could be a great prep area too and keep unnecessary noise to a minimum as acoustics are really important in a communal space. Food for thought! Best of luck.
