Definitely add in a large mirror so the space doesn't feel small. Don't compromise on bed width! Use the height of the room to max effect so you don't steal floor space. So you could also wall hang bedside tables to leave space under for shoes and give the appearance of more floor space.

Hi, It would be really useful to know which walls you can knock down and feel are awkward? In terms of utilising the space better are you open to considering moving the kitchen into the reception room to create an open plan kitchen living space? The reason I suggest is because adding a second bedroom will reduce the space of the bedroom as you will need to add a corridor. In addition what you have asked for in the bathroom will increase the footprint of the area. I would have suggested a bath tub/shower combined to save on space. As you want a separate bath and shower units this will take up more space, which can be done but you would have to extend the bathroom which is why I suggest moving the kitchen over to your reception room. It is really difficult to advise you in terms of costs as this is subjective to your building, structural considerations and the builder you use. I do believe you honestly need to get a professional architect involved who will carry out a survey and can advise exactly what can and can't be done in the space you have. Yes this will cost a bit of money, but you will get accurate answers than the Houzz forum! Knocking down walls and moving things around is a costly expense no matter how big the project. I can see potential for a 3-bed by turning the downstairs reception room into a bedroom but I don’t think you’d fit a third bedroom upstairs. You could consider turning the downstairs shower room, or part of it, into a utility / laundry space. Changing to 2 separate flats could be problematic in terms of access to the first floor one - presume you’d need a shared entrance which would make accessing the ground floor front reception room more difficult. Also, I don’t know if you’d need any special permissions, plus extra fire / safety regs to turn a house into 2 flats. It seems to be potentially a lot more hassle to take that option.
