Hi Anna. I was in a similar situation when we had our basement done, we didn't want to use the builders normal electrician for various reasons so sourced our own. I arranged for the builder and electrician to swap details so the builder could arrange for the first fix electrics before doing the floor or plastering. My building knowledge is poor but I don't understand why the builder would allow for the floor and plastering to be done given the disruption it causes? Having said that I'm a little unsure whether yesterday was the first day the electrician appeared? Could be that he had started but not finished the first fix in which case the builder wasn't aware (although TBH even to me that should be visually noticeable and I assume everyone was working to an electrical plan?). Was it also agreed that the builder would manage communications with the electrician? With my limited knowledge I believe there may be a degree of filling and touching up decor on the 2nd fix electrics. As I say my knowledge is poor so it may be that you're best off posting on design dilemma as this section isn't read frequently or by many. I hope you get it resolved quickly as I can imagine how upset and disappointed you are.

A quantity surveyor or If possible ask a building contractor or experienced tradesman , A note of caution, costs really escalate after plastering in general, Make a budget and adhere to it , don't waste money on silly fads like instant hot water taps etc be practical Also assess if its adding value to the property, don't blow money on a bad investment

Hi Elizabeth Yes, it’s almost complete now. We just need to paint the vermiculite black,find and fit a mantel shelf, and tile the wall and returns. We didn’t use timber for the structure as I decided it would be safer in the long term to use metal stud work and we used 12mm cement board across the front for added safety. Inside, it’s lined with fire resistant Rockwool sound insulation which is wedged in between the metal studs as we found - just in time - that the sound from the tv can make the stud vibrate in an unpleasant way! As we are tiling, it isn’t skimmed but the advice is to not use any product containing gypsum. I think it’s less safe. There are A1 fire rated plastering products on the market. The returns and recesses either side are boarded with fire line plasterboards. This is what we have so far. I haven’t tried the fire year as it’s so warm, but look forward to the day when I can :)
