New build - lighting advice please

My daughter (first time buyer) has just put a deposit on a small new build flat.

She is looking for advice on lighting as now is the time to have extras added. The kitchen area does not have a window although it looks like there is under counter lights. The plan shows one light at kitchen end and one in living room end. She likes the idea on 3 pendants in the kitchen area but would this be too much? Would spots be better in the kitchen end? She does not have lots of money but would like to make a bit of a feature of the lighting to make the most of a plain kitchen. Any ideas would be welcomed. Thank you.

Hi There. Congratulations to your daughter! I think its definitely worth investigating the costs of covering the kitchen / diner area with spot lights as covering the entire area with 2 ceiling pendants may not provide adequate lighting when there is no sunlight coming from the living room windows. The lounge area can easily be covered using lamps but it is important to have sufficient lighting in the kitchen area. If spot lights are not an option, you can also consider LED lighting for under cabinet lighting for the wall units as well as the base units. If there is space between the top of the kitchen wall cupboards and the ceiling some uplighters on top of the cupboards shining up the wall gives a lovely ambient background light. This would light up the area furthest away from the window and should not be too costly. You could also consider installing a 5 amp circuit in the livingroom so table and floor lamps can all be switched on as you enter the room.

We removed 6 recessed spots from our breakfast room ceiling and replaced them with one central pendant light and it was the best thing ever! The lighting was always harsh even with trying all sorts of different bulbs and a dimmer but now it's transformed. We put off doing it for years as we thought it would be a major job and require re-plastering the ceiling but it was all done in less than 2 days. Our electrician did the wiring changes which didn't take him long and then the decorator patched the holes left by the recessed spots and used filler to blend them in. A coat of paint to the entire ceiling and you cannot see at all where the old lights were.

Make sure your lighting layout, spatial planning and design style are all known before you begin. So you have a clear or clear'ish idea of what you need to buy and the style you are aiming for. Seating needs to be central really as we need some sort of sideboard/dresser against LH wall. If more space is needed could always reduce length of the kitchen unit run along back wall. That offset pendant looks interesting, thanks - I'll look for one in brass.) I was wondering if such a light existed that can be hung both sides of the window to meet centrally and hang below it (I've been unable to find such a thing though!). Another solution might be to replace the two Velux windows with a larger, single one in the center. But from a design perspective, may this look awkward?
