The right colours can help to sell a house, if you are not confidant then I would either leave it or paint it off white. Getting it wrong (such as painting north facing rooms cool grey) could leave it looking cold and unwelcoming. Whilst the poor maligned magnolia has been consigned to the back of the shelf, it did have one saving grace and that was that it was usually reflective and had some warmth. Hideous as it maybe is to us now, it made houses look 'homely' albeit now dated. Equally as bad in my opinion is the whole house 'grey' and by that I mean cold blue grey - worse than magnolia in the wrong setting.

Hi Anees I think I would reinstate the wall between the sitting room and lounge and keep two separate rooms because - 1. I'm not sure there is a need for two large open plan spaces on the ground floor. It's nice to have some cosy smaller rooms; although the rooms are probably quite large anyway. 2. If the original wall was there it would help with furniture/tv placement. 3. Two rooms might be more flexible moving forward. For example, you could use one as a snug, with TV, one as a playroom or as a formal lounge/dining room. Then when the kids get older - i.e. teenagers - one of the rooms could be turned into a den for them and their friends. 4. Two rooms would also, in my opinion, fit with your vision of keeping that part of the house in a period style. Incidentally, have what you want not what your builder wants. Builders aren't architects/designers so don't always give the best advice on how to design living spaces. The plans for the kitchen look great.

hi, the best solution and course of action i's to have the artex removed from the plaster board. if you remove it now it will cost you less than it will in the future. at the moment artex is not classified as a highly dangerous and does not have to be notified for removal. this means the level of removal cost its not as high as for other classification if asbestos removal. in the future the removal will become more expensive as the classification will be increased resulting in the removal only being carried out by licensed contractors with more specialised equipment and setup. make sure the company is competent and have a test carried out on completion to ensure no fibres remain before occupying the space. it should cost between 25-40 per sq m for removal. plus the costs for plastering. best Rowland
